Senior Project ManagerAt DAVIS, we're redefining the way people experience construction by building success for all.The Senior Project Manager is responsible for leading the project team with the daily management and execution of the construction process for multiple and large, complex projects. Partnering with the DAVIS Superintendents, this role is responsible for the daily management, supervision, coordination and successful completion of construction projects to meet time and cost objectives with respect to safety, quality, contracting, scheduling, estimating, bidding, subcontracting and contract administration functions. Position also entails an active involvement in the preconstruction efforts prior to, or overlapping with, the construction process.Minimum Qualifications:Bachelor's degree in Engineering, Construction Management, Architecture, or related field, or equivalent construction experienceGeneral Contracting experienceMinimum of seven (7) years previous construction experienceKnowledge of principles and practices of engineering and construction project management, including safety standardsDecision making, research and analytical problem-solving skillsDemonstrated ability to understand and learn technical systems and processesStrong ability to effectively manage and lead junior team membersStrong ability to organize, assess, and prioritize multiple tasks, projects, and demandsExcellent verbal and written communication skills and ability to interact effectively at all levels within the organizationEffectively balances competing priorities to maintain focus on key deliverables and efficient use of staff and resourcesProject management and scheduling software experienceSustainable building experience (such as LEED certified projects)Certifications / accreditations (CPR / First Aid, OSHA 30-hour, WELL, ILFI, LEED) preferredTechnical Job Knowledge:Provides operational support in preconstruction services and bidding processes, including preparing cost estimates, scopes of work, preliminary schedules, site logistics, and performing unit price take-offsNegotiates and issues subcontract agreements and purchase ordersDevelops and updates detailed project construction schedules in coordination with Superintendent, trade partners, and suppliersLeads project meetings with owners, design team, and trade partners and provides documentation and follow upManages HVAC, plumbing, life safety, HVAC/BMS controls, lighting controls, AV, security, voice/data, system rough-in, controls, startup, commissioning and wiringEnforces the DAVIS Safety program, ensuring prompt resolution of issues documented within safety reports, and ensuring safety walks occur regularlyLeads the management of the project closeout process, including preparing and completing project closeout checklists, punch list processes, collecting and issuing project closeout documentation, and resolving financial closeout and disputesManages and mentors junior team members; reviews work product, strengthens necessary job skills, communicates performance concerns, provides resources for development; conducts performance reviewsActively manages and tracks the approval, fabrication and transportation of materials necessary for constructionCreates, maintains and shares the Material Tracking Log for the projectManages trade partner submittals, RFIs, change orders, schedules, and closeoutMaintains a complete, current, and accurate set of contract documents and "as-builts"; electronically posts and updates drawings with RFIs and submittalsResponsible for financial forecasting, reporting, and preparation of Project Status ReportsPrepares monthly project owner invoicing, including trade partner invoicing reviews, material invoicing review, budget management, and overseeing sustainability or LEED trackingLeads and participates in project audits and post completion reviewsCore Competencies for the Role:Autonomy + AccountabilityDecisions are made by oneself with limited guidance from managers that affect immediate role and othersProvides guidance and direction to managers and professional staffBusiness ImpactImpacts own team, adjacent teams, and teams company-wideDecisions are made without oversight and affect the success of the department / revenue groupInfluences others internally and externally, including senior leadersDrives major project / department business development initiativesTalent DevelopmentLeads through managersMay manage multiple related teamsSets organizational priorities and allocates resourcesIs accountable for the performance and results of multiple related teamsProblem Solving + ResiliencyIdentifies and solves complex operational and organizational problems leveraging the appropriate resources within or outside of project / department or teamDAVIS Core Values:TrustExcellence in Service – Fulfilling our clients' highest expectationsInclusion – Ensuring a culture of respect and acceptance, where all employees have a sense of purpose and belongingIntegrity – Exhibiting honesty and fairness while holding ourselves accountable for our actionsBuilding Relationships – Creating and maintaining strong partnerships through leadership, creative solutions and hard workThe base salary (or hourly) range for this position is $134,000.00 - $180,000.00DAVIS is committed to providing our employees with a competitive total compensation package that enhances your quality of life.
