Senior Facilities ManagerThe Senior Facilities Manager at Senior Housing Options oversees the maintenance, repair, and operation of the organization's buildings, equipment, systems, and grounds. This role provides leadership to the maintenance team while remaining hands-on as needed to support daily operations. The Senior Facilities Manager leads, trains, and mentors maintenance staff, ensuring high-quality work, regulatory compliance, and a safe environment for residents and employees.
In partnership with the Chief Operations Officer, the position is responsible for preventive maintenance programs, contracted services, capital planning, and facility improvement projects to maintain safe, efficient, and well-maintained communities.Essential Functions:Develops, implements, and supervises preventative maintenance and renovation programs for buildings, grounds, mechanical and electrical, utility, and safety and security system.Oversees buildings and grounds maintenance.Supports recruiting efforts for maintenance-related positions by participating in candidate screening, interviews, hiring recommendations, and onboarding to ensure qualified staffing.Enforce safety rules and procedures and oversee ongoing training of maintenance staff.Ensures that the facilities are clean and maintained according to company policy and procedures.Supervise, schedules, and oversees the facilities maintenance team.Partners with Property Managers to ensure effective performance management of the facilities maintenance team, including coaching, performance evaluations, corrective action, and accountability to company policies, procedures, and operational standards.Leads, trains, coaches, and mentors' maintenance staff by providing daily direction, hands-on support, and ongoing education to ensure safe, compliant, and high-quality work.Conducts and documents regular facilities inspections.Responsible for inspecting and verifying completed work by staff, vendors, and contractors.Inspects facilities to ensure compliance with local, state, and federal regulations.Oversees fleet vehicle maintenance and ensure all insurance and renewal requirements are met.Prepares specifications for building projects; estimates cost of equipment, materials, labor, and building projects performed by outside contractors.Maintain confidentiality of all pertinent operational, resident and staff information.Ensure vacant units are refurbished and repairs and replacements are complete within the 3-day target or as required.Mitigate organizational risk by overseeing safety and securityManage company's work order system and ensure work orders are completed timely and closed out in accordance with the company's policies and proceduresEnsure established infection control and universal precaution policies and procedures are always followed.Ensure compliance with HUD, Assisted Living, Fair Housing, and all other regulatory requirements regarding facilities.Report performance KPI to COO monthlyOther duties as assignedWork Environment:Sitting, standing, bending and walking intermittentlyTravel to Senior Housing Options propertiesUse of laddersLift up to 50lbsManeuver in confined spacesUse of office equipment such as computer, mouse, keyboard, printerIndoor, temperature-controlled office environment as well as indoor and outdoor environments with extreme temperature variationsRequired on call rotationFull time, onsite position, Non remoteRequirementsCompetencies:Commitment to fulfilling the mission of Senior Housing Options and representing the mission to community members and leaders, funders and potential residents and families.Demonstrates the ability to build and foster a strong, inclusive culture that promotes collaboration, respect, and shared goals.
