We're currently seeking an experienced Portfolio Director to oversee an affordable housing portfolio across the Denver metro area, including a brand new downtown Denver development entering lease-up.

This is a high-impact, portfolio-level leadership role for a true LIHTC/tax credit operator who can own budgets, variance reporting, and NOI while serving as a polished, client-facing partner across multiple ownership groups. You’ll lead a team of site leaders, support a critical lease-up launch, and help drive consistent performance across a diverse mix of conventional community footprints and scattered-site assets.

Responsibilities

  • Lead operations for a portfolio of about 20 affordable housing communities across the Denver metro area, plus an out-of-state asset requiring periodic travel
  • Direct, coach, and hold accountable a team of 8 to 10 site managers across multiple locations and asset types
  • Own portfolio financial performance including budget creation, forecasting, variance reporting, and NOI results
  • Serve as the primary client-facing leader for roughly 6 ownership groups, adapting to different reporting styles and expectations
  • Provide hands-on leadership for a new downtown Denver lease-up, with a heavier on-site presence during the initial launch period

Qualifications

  • 5+ years of affordable housing experience, including multi-site or regional oversight
  • Deep LIHTC/tax credit expertise plus Section 8 experience, with current knowledge of NSPIRE inspection standards
  • Demonstrated ability to build budgets, explain forecasting assumptions, and proactively manage variances
  • Lease-up experience preferred, especially with new construction or newly delivered affordable communities
  • Strong executive presence and communication skills for owner/client meetings and performance reporting
  • Total compensation range of $110,000 to $132,000 (base salary plus bonus potential), with top-end base of $120,000 and 10% bonus potential paid quarterly
  • Hybrid structure with an expectation of about 3 days per week in the Denver office, plus flexibility as the lease-up stabilizes
