Project ManagerAt DAVIS, we're redefining the way people experience construction by building success for all.The Project Manager is responsible for supporting the project team with the daily management and execution of the construction process. The Project Manager manages one or more projects at various stages of construction. This role will assist with safety management, quality, cost management, contracting, scheduling, estimating, bidding and contract administration function to ensure successful completion of the project, both timely and within budget.Minimum Qualifications:Bachelor's degree in Engineering, Construction Management, Architecture, or related field, or equivalent construction experienceGeneral Contracting experienceMinimum of four (4) years previous construction experienceKnowledge of principles and practices of engineering and construction project management, including safety standardsDemonstrated ability to understand and learn technical systems and processesAbility to effectively manage and lead junior team membersAbility to organize, assess, and prioritize multiple tasks, projects, and demandsExcellent verbal and written communication skillsProject management and scheduling software experienceSustainable building experience (such as LEED certified projects)Certifications / accreditations (CPR / First Aid, OSHA 30-hour, WELL, ILFI, LEED) preferredTechnical Job Knowledge:Prepares cost estimates, generates scopes of work, and prepares preliminary schedules and site logisticsNegotiates and issues subcontract agreements and purchase ordersDevelops the detailed project construction schedule in coordination with Superintendent, trade partners, and suppliers; updates the schedule timelyLeads project meetings with owners, design team, and trade partners and provides documentation and follow upEnforces the DAVIS Safety program, participating in safety walks, and leading the development of project-specific safety plans and orientation processesLeads the management of the project closeout process, including preparing and completing project closeout checklists, punch list processes, and collecting and issuing project closeout documentationManages and coordinates HVAC, plumbing, life safety, HVAC/BMS controls, lighting controls, AV, security, voice/data, system rough-in, controls, startup, commissioning and wiringManages trade partner submittals, RFIs, change orders, and schedulesMaintains a complete, current, and accurate set of contract documents and "as-builts"; electronically posts and updates drawings with RFIs and submittalsActively manages and tracks the approval, fabrication and transportation of materials necessary for constructionCreates, maintains and shares the Material Tracking Log for the projectResponsible for financial forecasting, reporting and preparation of Project Status ReportsParticipates in project audits and post completion reviewsPrepares monthly project owner invoicing, including trade partner invoicing reviews, material invoicing review, and budget managementCore Competencies For The Role:Autonomy + AccountabilityDecisions are guided by policies, procedures and business plan; receives guidance and oversight from managersTypically does not perform the work supervisedAccountable for work of othersBusiness ImpactImpacts own team, adjacent teams, and teams company-wideDecisions are made without oversight and affect the success of the department / revenue groupGuides, influences and persuades others either internally in other project / departments or externallyContributes to strategic market sector / department business development planningTalent DevelopmentMay have formal management responsibilitiesProvides feedback to team membersAdapts plans and priorities to meet project / department / company goalsCreates opportunities for growth and development of team membersProblem Solving + ResiliencySolves complex problems; takes a new perspective using existing solutionsTakes a new perspective on existing solutionsExercises judgment based on the analysis of multiple sources of informationDavis Core Values:TrustExcellence in Service – Fulfilling our clients' highest expectationsInclusion – Ensuring a culture of respect and acceptance, where all employees have a sense of purpose and belongingIntegrity – Exhibiting honesty and fairness while holding ourselves accountable for our actionsBuilding Relationships – Creating and maintaining strong partnerships through leadership, creative solutions and hard workThe base salary (or hourly) range for this position is $105,000.00 - $140,000.00DAVIS is committed to providing our employees with a competitive total compensation package that enhances your quality of life.
