Onsite Contract Construction

Consistently recognized as a best workplace - and for safety, sustainability, and community partnership - we hire the best in the construction industry and work to build a culture of innovation, responsibility, and client satisfaction. We’re looking for a Preconstruction Manager to lead internal and external project teams through preconstruction on multiple projects at once.

What the role involves

  • Lead multiple projects simultaneously through the preconstruction phase
  • Keep preconstruction organized — resolving open items, maintaining schedules, and continually reviewing budget
  • Present preconstruction progress to teams clearly, surfacing challenges and offering solutions
  • Develop conceptual cost models to help owners and architects with early planning
  • Prepare preliminary estimates and studies, and monitor design-development cost trends to catch overruns early
  • Participate in value engineering as a solution provider
  • Support business development — proposal presentations, and building relationships with clients and architects/engineers
  • Review and advise on estimates prepared by other estimators; maintain current estimating records, studies, and unit prices
  • Manage design-build projects to keep scope aligned with budget
  • Lead design-team and client management through the process
  • Develop, manage, and award design/build and design/assist trade selections
  • Support Project Managers in evaluating subcontractor proposals

What you’ll bring

  • A four-year degree in engineering, construction management, architecture, or a related field
  • 8+ years of vertical commercial building estimating experience
  • Experience in hospitality, higher education, mixed-use, office, or multi-family
  • Operations or field experience is a plus
  • Proficiency with On-Screen Takeoff, iSqft, Bluebeam, and MS Office
  • Strong grounding in bid preparation — quantity surveys, sub-trade procurement, pricing, and bid closing
  • The ability to build an estimate without full plans and specs
  • A sharp read on local market conditions and competitors
  • The judgment to spot risk in contracts and project documents
  • Excellent written and verbal communication
  • A track record of building strong relationships with owners, architects, engineers, and subcontractors
  • Strong team instincts, with the ability to manage and mentor estimators

Compensation & benefits

  • $185,000–$210,000 annually
  • Medical, vision, and dental (PPO or HDHP/HSA with company contribution)
  • Company-paid short- and long-term disability, group life, and AD&D
  • Untracked/unmeasured vacation
  • Sick leave accrued at 1 hour per 30 hours worked, with 80-hour annual carryover
  • 9 paid holidays per year
  • Paid parental leave
  • Annual discretionary bonus
  • 401(k) with 100% match on the first 3% and 50% match on the next 2% (4% total), immediately 100% vested, traditional and Roth options
  • Employee-owned: a 100% company-funded Employee Stock Ownership Plan (ESOP) after 1 year of service (1,000+ hours)
  • Vehicle/vehicle allowance, fuel card, and toll pass

Physical requirements

Frequent sitting, communicating, reaching, and manipulating objects/tools/controls; regular mobility required. Occasionally moves materials up to 25 lbs (regularly up to 10 lbs). Manual dexterity and coordination needed over 50% of the work period for computer and standard office equipment use.
