Post Closing Specialist (Mortgage Operations)Location: Franklin, TN (100% Onsite) Pay Rate: $20.80/hr W2 Duration: 3 MonthsSchedule: Monday – Friday (5 days onsite)Job SummaryThe Post Closing Specialist will support mortgage operations by managing post-closing loan activities, ensuring loans are complete, compliant, and ready for delivery to investors or agencies. This role involves document review, compliance audits, and resolving post-closing conditions in a fast-paced environment.Key ResponsibilitiesReview and audit loan closing documents to ensure completeness and accuracyVerify that all funding conditions have been satisfied prior to loan deliveryReview and validate Closing Disclosure (CD) documents for accuracy and changesEnsure all loan documentation complies with FAMC, State, and Federal regulationsManage post-closing pipelines, including unpurchased loans and suspense conditionsCoordinate with closing agents, brokers, lenders, title companies, and counties to obtain missing documentsFollow up on final documents and outstanding conditionsWork with borrowers to resolve loan deficiencies for insurance or guaranty (government loans)Perform compliance and ad hoc audits on loan filesConduct error trend analysis and report findings to operations teamsManage escrow holdback processesOrder and track disaster inspections for affected propertiesRelease funding numbers once all audits and reviews are completeRequired QualificationsExperience in mortgage operations, loan processing, or post-closing functionsKnowledge of loan documentation and closing processesStrong attention to detail and accuracyAbility to manage multiple tasks in a fast-paced environmentStrong communication skills for working with internal and external stakeholdersPreferred SkillsExperience with compliance audits and loan file reviewFamiliarity with government loans (FHA, VA, etc.)Knowledge of closing disclosures (CD) and mortgage regulationsExperience working with title companies, brokers, and lendersWork Environment & NotesFully onsite role (5 days/week)Fast-paced mortgage operations environmentStrong focus on accuracy, compliance, and deadlinesIdeal CandidateDetail-oriented and process-drivenExperience in loan processing or post-closing operationsStrong problem-solving and follow-up skillsComfortable handling high-volume loan files
