Role Description This is a full-time, on-site Maintenance Coordinator role based at an apartment community in Memphis, TN. It is a high-volume operation, covering grounds, apartment exteriors and interiors, turn operations, equipment, structures and all aspects of physical property. The Maintenance Coordinator oversees all aspects of property maintenance, including scheduling, coordinating, and performing routine and emergency repairs for units, common areas, and building systems. Responsibilities include managing preventive maintenance programs, supervising maintenance staff and vendors, monitoring inventory and ordering supplies, and ensuring work is completed safely and in compliance with applicable codes and company standards. The role involves conducting regular inspections, responding to resident service requests in a timely manner, maintaining accurate records of work performed, and supporting unit turns to meet occupancy and quality goals. The Maintenance Manager collaborates with property management to plan and prioritize maintenance projects, control costs, and promote a well-kept, resident-focused environment.


Qualifications

  • Strong supervisory skills, including staff scheduling, performance oversight, and vendor coordination.
  • Hands-on experience with equipment maintenance and general building systems (HVAC, plumbing, electrical, appliances) within a residential or multifamily setting.
  • Proficiency in preventive maintenance planning, inspections, and documentation to reduce downtime and extend equipment life.
  • Proficiency in digital work order management systems and other computer programs.
  • Demonstrated maintenance management capabilities, including budgeting, work order tracking, and compliance with safety and building regulations.
  • Skilled in maintenance and repair tasks, such as carpentry, painting, basic electrical and plumbing, and unit turnover preparation.
  • High school diploma or equivalent; technical certifications (HVAC, EPA, electrical, plumbing, or related trades) are preferred.
  • Ability to read and interpret manuals, plans, and safety procedures and to use maintenance software or work order systems.
  • Strong communication skills, customer service mindset, and ability to work on-site, including participation in an on-call rotation as needed.
  • Physical ability to perform maintenance tasks (lifting, climbing ladders, working in various conditions) in accordance with safety standards.
