nLead Operating Engineer
nDevelop your engineering career at JLL!
nThe Lead Operating Engineer leads, with minimal supervision, the operation, inspection, and maintenance processes to mechanical, HVAC, electrical and plumbing equipment, fire life safety systems and other systems. This role may include assisting the General Manager with providing direction to the team.
nThis position will work with on an engineering team of three on a 250,000 square foot office and retail campus located in Northeast Minneapolis. Tenants included a coffee shop, restaurant, creative and tech firms. This position will split their time equally between hands on work and work with the General Manager on the operation of the engineering team.
nSchedule: 8:00am to 4:30pm, with a 30-minute lunch break
nSalary: $40 per hour
nResponsibilities
nComplete assigned tasks that include but are not limited to: painting, pressure washing, snow removal, maintaining lighting system bulbs/ballasts (as allowed by licensing requirements), plumbing, HVAC systems, water treatment, locksmith work and general maintenance
nWork with General Manager to supervise and implement the preventative maintenance program
nOversee and maintain the building automation system
nBid, provide recommendations, and oversee building operational projects and maintenance contracts
nWork with General Manager to create and implement the annual budget
nMaintain work order system (CMMS) daily and complete any tenant service requests
nSupport on-call or emergency response situations
nTroubleshoot all building systems, including electrical, DDC and pneumatic controls
nPurchase and inventory control
nComply with all safety procedures
nParticipate in ongoing technical, safety, and operational process training programs
nOther projects and tasks to be assigned
nPreferred Qualifications
nHigh School diploma or GED equivalents with 3-5 years of related work experience in repair, maintenance, HVAC, plumbing, electrical or carpentry, especially in heat pumps or related equipment
nTrade school education, union training, military service or college is desirable
nUniversal CFC EPA certification or interest in achieving within first year (with JLL assistance)
nLeadership/supervisory experience
nExperience using Microsoft Office (Word, Outlook, Excel, Teams)
nExperience with building work order systems (Building Engines, Corrigo, etc.)
nExperience with building automation systems (Trane, etc.)
nExperience with fire life safety systems
nBoiler license or willingness to obtain
nAbility to lift up to 50 lbs
nComfort using ladders up to 30 feet tall
nAbility to frequently climb, bend, kneel, lift and/or drive equipment
nStrong customer service skills

nEstimated compensation for this position:
n83,200.00 - 87,360.00 USD per year
nThis range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
