Supervision is given to Maintenance Technicians and private contractors. NOTE: The upper pay range reflects possible wage rates for internal County transfers and promotions, which are calculated per County policy. assign, coordinate, review and evaluate work performance; complete performance evaluations, administer employee disciplinary actionsSupervise, approve leave, and time sheets.Monitor building and project budgets, assist with department budget processPrepare and/or assist with price proposals (RFPs or IFBs) for procurement of materials and or servicesPrepare and/ or assist with providing cost estimates for repairs, installation and maintenance of plumbing systemsOversee the maintenance and repair of County plumbing systems ensuring that work complies with OSHA and MOSH safety guidelinesWork with, monitor and supervise the work of outside contractors as necessaryInspect jobs and estimate the amount and type of materials neededCoordinate building projects around various schedulesApply for building permits and coordinate inspections when requiredPerform work in accordance with the Preventive Maintenance Program; implement and maintain preventive maintenance procedures on facilities equipment and structuresPerform maintenance, repair and maintain proper operation of mechanical systemsUtilize the County's asset management and work request software-CartegraphAssist with establishing and or modifying a preventive maintenance program for mechanical equipmentRespond to maintenance and construction issues as they ariseInspect, repair and certify building mechanical systemsAs needed, drive County vehicle to worksitesPerform other related duties as requiredQualifications And RequirementsThe qualifications/requirements, knowledge/skills/abilities and physical requirements or working conditions described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.High school graduation or the equivalencyMinimum 6 years of progressively responsible work experience in the installation and maintenance of a mechanical tradeMinimum 2 years of work experience supervising or directing the work of othersPossession of a Maryland State Masters HVAC or Electrical licensePossession of a valid driver's licenseKNOWLEDGE / SKILLS / ABILITIES:Ability to maintain County Authorized Driver privilegesConsiderable knowledge of the methods and techniques, materials, tools and equipment used in the installation and repair of mechanical systemsKnowledge of local, state and federal building codes, including IBC and NFPA guidelinesKnowledge of construction practices and methods used for mechanical installations and replacementsWorking knowledge of materials, methods, tools and techniques used in the repair, maintenance and installation for mechanical systemsKnowledge of hazards associated with maintenance and construction work in the mechanical trade field and the ability to recognize and employ appropriate safety measuresAbility to accurately diagnose mechanical problems and make appropriate repairsAbility to effectively read and interpret plans and specificationsAbility to effectively estimate materials costs and labor hours, and to accurately prepare related forms and reportsAbility to effectively organize and prioritize work, direct the work of others, and work with limited supervisionAbility to develop and maintain effective working relationships with co-workers, contractors, upper management, appointed and elected officials as well as the general publicStrong and effective spoken and written (English) communication skillsAbility to learn and effectively use specialized construction and procurement software applicationsPREFERENCE MAY BE GIVEN FOR:Experience using Microsoft 365A college degree in a related field of studyState of Maryland Master HVAC/HVACR Trade LicenseHVAC/HVACR work experienceBuilding Automation Control work experiencePHYSICAL REQUIREMENTS / WORKING CONDITIONS:While working in this position, the employee is required to frequently walk, lift up to 50 pounds and drive; occasionally sit, climb, lift over 50 pounds, push and pull up to and over 40 pounds, reach and perform repetitive motions; and rarely stoop/kneel and crawlWhile working in this position, the employee is required to constantly work indoors and walk on uneven ground;
