This role responds to tenant work orders, performs preventive and corrective maintenance, and supports the overall functionality and appearance of building infrastructure.ResponsibilitiesRespond to and complete tenant work orders in a timely, professional, and customer-focused manner.Perform preventive maintenance, service, and repairs on all building HVAC equipment, including boilers, air compressors, air handlers, self-contained units, rooftop units (RTUs), cooling towers, pumps, fans, motors, and associated controls, gauges, and sensors.Diagnose and repair self-contained rooftop units (RTUs) with variable air volume (VAV) systems, ensuring optimal performance and comfort.Perform HVAC maintenance and repair tasks, including troubleshooting mechanical and electrical issues and replacing or repairing components as needed.Inspect, test, and maintain fire systems, including fire pumps and sprinklers, to support life safety and code compliance.Conduct water treatment testing and adjustments to maintain proper chemical levels in chilled water, condenser water, and hot water systems.Perform weekly checks and exercising of fire pumps and emergency generators to ensure readiness and reliability.Carry out painting of mechanical rooms, equipment, and piping to maintain a clean, professional, and well-protected environment.Perform minor carpentry work related to building systems and mechanical spaces as needed.Use computers and mobile phones to generate and respond to emails and text messages related to work orders, coordination, and reporting.Follow assignments and directions from supervisors and complete tasks according to established procedures and priorities.Work effectively as part of a team, sharing information and supporting colleagues to ensure consistent building operations.Provide oversight and mentorship to less experienced team members, assisting with training and on-the-job development.Use hand tools and basic electrical and mechanical troubleshooting techniques to diagnose and resolve equipment issues.Document work performed, including maintenance activities, repairs, and inspections, in the appropriate systems or logs as required.Skills & QualificationsMust Have: Experience in a facilities maintenance role in a commercial building environment.Must have experience maintaining self-contained rooftop units (RTUs) with VAV Systems.Must have experience with HVAC maintenanceOther Qualifications: Experience performing painting tasks in mechanical rooms, on equipment, and on piping.Ability to perform minor carpentry work related to building systems.Experience providing oversight and mentorship to less experienced team members.Strong troubleshooting skills across mechanical, electrical, and control systems.Comfort working with fire protection equipment and emergency generators.Good written and verbal communication skills for interacting with tenants, supervisors, and team members.Organizational skills to manage multiple work orders and preventive maintenance tasks efficiently.Why Work Here?Join a stable, long-term opportunity as a permanent direct-hire employee with immediate access to a comprehensive benefits package.
