Job TitleEssential Duties and ResponsibilitiesRegional Leasing Strategy & Portfolio PerformanceDevelop and execute comprehensive leasing strategies across assigned assets and development projectsEvaluate market conditions, competitive assets, and development pipelines to inform pricing, positioning, and deal structuring decisionsIdentify and pursue high-value tenant opportunities aligned with portfolio objectives and targeted returnsEstablish target tenant strategies for new development and redevelopment initiativesDrive quarterly and annual leasing performance against established goalsTransaction Leadership & Deal StructuringLead complex lease negotiations from initial engagement through executionStructure transactions to optimize long-term asset value and financial performanceOversee the full leasing lifecycle, ensuring timely occupancy and rent commencementGuide financial analysis, underwriting, and deal comparisons to support decision-makingPartner closely with internal teams to ensure seamless transition from lease execution to operationsMarket Engagement & Business DevelopmentServe as a senior representative of Alexandria within the regional life sciences and innovation communityCultivate and maintain strategic relationships with brokers, tenants, universities, research institutions, and economic development agenciesOversee brokerage relationships and listing agents to maximize market exposureParticipate in high-level pitch presentations and business development initiativesCross-Functional Collaboration & ReportingPartner with Asset Services, Development, and Marketing teams to align leasing strategy with asset positioning and executionProvide executive-level leasing updates, pipeline visibility, and market insights to regional and corporate leadershipEnsure accurate tracking of leasing activity, market intelligence, and portfolio performance metricsQualifications and ExperienceBachelor's degree required; advanced degree preferredAt least 8 years of progressive leasing or commercial real estate experience with demonstrated leadership of complex transactionsStrong expertise in market analysis, financial modeling, and lease structuringAdvanced negotiation skills with a track record of driving portfolio performanceProven ability to build and leverage relationships across brokerage, tenant, and institutional networksExcellent executive-level communication and presentation skillsKnowledge of life sciences, innovation clusters, or technical real estate environments preferredAbility to perform the essential functions of the position, including periodic travel to support leasing and market initiativesThe expected annual base range for this position is $175,000 to $200,000 USD, plus annual discretionary bonus. This hourly wage range is an estimate, and the actual hourly wage may vary based on the consideration of many factors, which may include, but are not limited to: the individual's knowledge, experience, education, qualifications, skills, job location, and the Company's compensation practices.
