Position Summary

We are seeking an experienced and detail-oriented Escrow Officer / Closer to join our team. In this role, you will manage residential real estate transactions from contract receipt through funding and policy issuance. The ideal candidate should have a proven track record of delivering seamless, high-touch closing experiences for buyers, sellers, lenders, and real estate agents.

Key Responsibilities

Pipeline & File Management

• Review purchase contracts, title commitments, survey requirements, and lender closing instructions to clear conditions prior to closing.

• Identify and resolve title defect issues (e.g., liens, judgments, heirship issues, probate, boundary issues) in collaboration with title examiners and underwriters.

• Balance Closing Disclosure with client and deliver to all parties for approval.

• Schedule signings with mobile notaries.

• Prepare closing documents, including Closing Disclosures (CD), Settlement Statements

Closing Execution & Customer Experience

• Conduct professional, accurate, and efficient closing table ceremonies in-person when necessary.

• Clearly explain legal and financial documentation to buyers, sellers, and borrowers while adhering to strict neutral third-party compliance boundaries.

• Coordinate with lenders to obtain clear-to-close approval, balancing figures, and securing final funding authorization.

Compliance & Financial Handling

• Strictly adhere to TDI regulations, Texas Insurance Code, and internal auditing standards.

• Manage escrow trust accounting procedures, ensuring accurate receipt and disbursement of earnest money, wire transfers, payoff funds, and closing proceeds.

• Maintain clean, audit-ready files from initial receipt to post-closing delivery and policy generation.

Required Qualifications

• Experience: Minimum of 3-5 years of direct experience as an Escrow Officer or Senior Escrow Assistant in Texas title operations.

• Software Proficiency: Hands-on experience with Qualia, SoftPro, RamQuest, ResWare etc. and Microsoft Office Suite.

• Regulatory Knowledge: Solid understanding of Texas title insurance promulgated forms, TDI Basic Manual, TRID guidelines, and Texas homestead laws.

Preferred Skills & Competencies

• Strong problem-solving abilities with high attention to detail under tight deadlines.

• Excellent written and verbal communication skills.

• Ability to handle high transaction volume while maintaining zero-error accuracy on trust accounting and closing figures.

• Existing local referral network / book of business (a strong plus, but not required).
