Associate General ManagerThe Associate General Manager assists the (Sr) General Manager with achieving property specific business metrics and goals. The Associate General Manager assists with leading the property team, building community connections, and achieving operational excellence in all while complying with safety and health principles.This position is designed to prepare the candidate to become the General Manager of a separate company property within 9-24 months, requiring the candidate to relocate depending on the company's need.ResponsibilitiesOperate a clean, well maintained property providing guests with a positive shopping experienceWork with (Sr) General Manager to prepare and manage multi-year ordinary capital and operating expense plans to meet or exceed company expectationsStrong understanding of key metrics for the property including net operating income, cash flow, occupancy, sales, and property financingWork with (Sr) General Manager to develop the talent of the property team while ensuring compliance with all company policies and proceduresSupport (Sr) General Manager's efforts in reinforcing the company's core values through building effective teamsDevelop relationships with corporate departments including Leasing, Accounting, Finance, Marketing, National Operations, Human Resources, Development (as needed) to ensure property and corporate objectives are metHelp identify opportunities to create meaningful partnerships and experiences that drive community connection with the propertyUnderstand all REA obligations and partnerships with adjacent property ownersSupport the real estate tax team in developing proactive tax strategiesSupport corporate sustainability efforts to reduce the property's carbon footprintMonitor and assist with accounts receivables as needed to achieve company objectivesSupport the Safety, Health, and Environment program by incorporating GGP's Life Saving Principles into your work planning and executionParticipate in the Manager on Duty (MOD) schedule during non-office hours, including evenings, weekends, and holidays. MOD coverage may be defined as on call, when appropriate, and the MOD is required to be on-site at least one Saturday per month.

The on-site requirements of the MOD will be determined and approved by leadership.Other duties as assignedQualificationsBachelor's degree preferred2+ years of property management experience preferred; shopping center industry experience is a plusStrong interpersonal and relationship building skillsBasic understanding of financial & accounting principlesEffective writing and communication skillsAbility to adapt to changing work environmentStrong working knowledge of various computer software such as Microsoft Office, Microsoft Teams, JDEdwards, SalesforceRecognized industry certification preferredOSHA General Industries 30-Hour course preferredCore Competencies: Cultivates Innovation, Ensures Accountability, Builds Effective Teams, Organizational Savvy, Demonstrates Awareness, Manages AmbiguityThe physical demands described herein are representative of those that must be met by an employee to successfully perform the essential functions of this job.
