Regional Property ManagerRegional Property Managers are responsible for overseeing the daily operations of a diverse portfolio of affordable multifamily housing communities in accordance with company policies, regulatory requirements, lease agreements, and applicable federal, state, and local laws. This role requires a strong understanding of affordable housing programs and compliance requirements, including LIHTC, HUD, RD, and other subsidized housing programs as applicable. Regional Property Managers report directly to the Vice President of Multifamily for Meritus Property Group.What You'll DoOversee and direct day-to-day operations across an assigned affordable housing portfolio, including the direct management and support of on-site teamsEnsure properties remain in compliance with all applicable affordable housing regulations and program requirements, including but not limited to LIHTC, HUD, Rural Development (RD), and other agency requirementsMonitor occupancy, recertifications, file compliance, waitlists, and reporting requirements to maintain program compliance and minimize audit findingsPartner with compliance teams and site staff to prepare for agency inspections, audits, and file reviewsMaximize property performance while maintaining compliance with affordability restrictions and program guidelinesResponsible for monthly review of financial reporting and budget variance analysis, while overseeing the annual budgeting process with owners and property managersMonitor property performance metrics including occupancy, delinquency, concessions, and resident retentionDesign and implement competitive and effective incentive compensation programsDevelop and implement marketing and leasing strategies that align with affordable housing regulations and target populationsPerform regular site visits to ensure smooth operations, evaluate curb appeal and property condition, and conduct physical inspections of communitiesMaintain positive relationships with ownership groups, regulatory agencies, vendors, and residentsRecruit, train, coach, and develop on-site staff in partnership with Human Resources, including performance management and disciplinary action as neededEnsure teams are properly trained on affordable housing compliance requirements, fair housing laws, and company policies and proceduresMonitor accounts receivable and accounts payable functions for each propertyOther related duties as needed or assignedQualificationsBachelor's Degree preferred; equivalent industry experience considered6–10 years of multifamily property management experience required, with affordable housing management experience strongly preferredExperience overseeing portfolios of 1,000+ units and scattered-site communities preferredStrong knowledge of affordable housing programs including LIHTC, HUD, Section 8, Rural Development (RD), and other subsidized housing programs as applicableExperience preparing for and responding to compliance audits and agency inspectionsExperience managing on-site staff and maintenance teams across multiple locationsKnowledge of applicable landlord/tenant laws, fair housing regulations, and affordable housing compliance requirementsAbility to work independently, multi-task, and adapt to changing priorities in a fast-paced environmentProficiency in Yardi required; experience with other software programs including Microsoft Office, SAP Concur, and TenantTech preferredStrong communication, leadership, organizational, and problem-solving skills
