VP of Land Acquisition - Residential Homebuilding

About the Job:

We're looking for an experienced VP of Land Acquisition to lead land acquisition strategy and growth throughout the Knoxville, TN market . This role is ideal for a senior homebuilding professional with a strong background in land sourcing, acquisitions, due diligence, underwriting, entitlements, and deal negotiations .

This opportunity is with an established residential homebuilder looking to continue expanding its presence throughout Knoxville and the surrounding Tennessee market.

What You'll Do:

• Lead land acquisition strategy and identify new residential development opportunities
• Source and evaluate land and lot opportunities throughout the Knoxville market
• Manage due diligence, underwriting, feasibility, and financial analysis
• Negotiate purchase agreements, contracts, and deal terms with landowners and brokers
• Oversee projects through acquisition, entitlement, and closing
• Build relationships with landowners, brokers, developers, municipalities, and industry partners
• Partner with land development, finance, sales, and division leadership on new opportunities
• Analyze market trends, competition, pricing, and future growth areas
• Present potential acquisitions and investment opportunities to senior leadership
• Maintain and grow a strong land pipeline to support the division's long-term goals

What We're Looking For:

• Significant experience in residential land acquisition , ideally within production homebuilding
• Strong knowledge of the Knoxville and East Tennessee land market
• Proven experience sourcing and closing residential land and lot deals
• Strong background in underwriting, financial analysis, due diligence, and feasibility
• Experience with entitlements, zoning, permitting, and development processes
• Established relationships with landowners, brokers, developers, and municipalities
• Strong negotiation, leadership, communication, and relationship-building skills
• Ability to evaluate opportunities from both a financial and development perspective
