This is a full-time position responsible for managing and supervising the commercial property portfolio.
Required Skills and Experience:
To be considered for this position, candidates must be able to demonstrate 5-10 years of hands-on and executive level commercial property management experience.Including but not limited to the following:
- Setting and executing measurable business goals and objectives, assuring the timely preparation of annual budgets, recommending capital expenditures, coordinating marketing and leasing activities for the commercial property portfolio, implementing commercial policies and procedures, and supervising commercial property staff.
- Directlymanagingaportionofthecommercialpropertyportfolioandassuchresponsibleforthosedutiesof a CommercialPropertyManager.
- Directing, supervising, and monitoring the activities of commercial maintenance personnel on a day-to-day basis, including training, developing, and coaching these staff members.
- Preparing and conducting performance evaluations for staff supervised as required by Human Resources and ensuring that education, credentials, and licensing of staff are current.
- Review and approving commercial property operating financial statements for compliance with approved budgets. Review proposed major expense variances from commercial property budgets and make recommendations to asset managers and/or property owners.
- Preparing, in a timely manner, of all documentation and information required for accounting department data input and report generation.
- Overseeing delinquency collection efforts, including the handling of property receipts and delinquent accounts.
- Identifying major capital expenditure programs, such as remodeling programs and major tenant improvements.
- Monitoring revenues from management and leasing fees from the commercial property portfolio and analyze commercial portfolio costs to ensure a profitable operation for this portion of the property management department.
- Approve all invoices for the commercial portfolio.
- Coordinate accounting support with the corporate commercial accountant and/or controller.
- Review market data and recommendations to asset managers, brokers, and/or property owners.
- Monitoring each lease conditions, budgetary goals, governmental regulations, and Property Management Agreement requirements to be in compliance.
- Ensuring timely and accurate reporting to the asset managers and/or property owners in accordance with the Property Management Agreement.
- Implementing of the Management Plan for commercial properties and ensure that said plans meet the asset manager and/or property owners' standards, policies, goals, and objectives.
- With approval, implement all lease terms and lease amendments.
- Overseeing the processing of all commercial property-related leases, renewals, options and vendor contracts.
- Coordinating commercial property lease term parameters for approval by each asset manager and/or property owner; participate in lease negotiations, implement commercial portfolio marketing and leasing strategy, and supervision of outside broker contracts.
- Monitoring commercial property related Rent Rolls, Lease Expirations, Operational Variance Reports, Delinquency Reports, and other reports required by the Management Agreements.
- Overseeing preventative maintenance programs, tenant retention programs, and emergency preparedness programs for the commercial portfolio.
- Participate in special projects periodically assigned.

Additional knowledge/experience:
- Microsoft Office applications, Commercial Yardi
- Knowledge of laws and regulations that relate to various commercial real estate properties
- Expert knowledge of financial analysis, budgeting, and reporting
- Superb written and verbal skills
Bachelor’s degree, or equivalent work experience
Recent industry certification and training

Must possess a valid driver’s license
