EssentialDuties and Responsibilities
Serves as aStationary Engineer operating and maintaining stationary engines and equipmentsuch as steam engines, boilers, air compressors, generators, turbines, andrefrigeration equipment.
PerformsStationary engineer duties as needed.
Records data(temperature, hours of operation, fuel consumption, water levels, etc.),reading dials, gauges, and manuals.
Observe, setparameters and make control modifications to all plant equipment, alarms, firedetection system, via computer software and building automation systems.
Responsibleand knowledgeable of high voltage / switch gear.
Performselectrical circuit switching without supervision.
Analyzemaintenance problems including emergencies and coordinates activities regardingrepairs.
Must beproficient in all plant systems (i.e. boilers, chillers, HVAC electronics,building automation systems, high voltage electrical, switch gear, and alltypes of lab systems.
Must beknowledgeable of all building automation control systems.
Performstrending, point changes system troubleshooting, and performs additional tasksand functions as required.
Must becapable of diagnosing and making repairs in the field. Applicants must haveworking knowledge of computers and the ability to learn and operate new stateof the art computer functions.
Additionalfactors: Rotating shift work is required.
Maintainsshift coverage as needed.
Coordinatesequipment repairs and troubleshooting with the Sr. Maintenance Mechanic HVAC
Ensure allrequired forms to be filled out per the direction of management
Adjustsmanual controls or overrides automatic controls to start or shut downequipment.
Conductssafety tests and periodically inspects repairs, adjusts, and lubricatesequipment.
Performspreventative maintenance of equipment as required
Records andreports actions taken and feeds chemicals and caustics into systems anddevices.
Performs basicwater treatment test - Observes the results of water tests.
Follows allCBRE and regulatory agency policies and may be required to hold a licenseissued by a state or municipality that restricts the kinds of equipmentoperated to specified types and sizes.
Operates acomputer, telephone, and maintenance tools and equipment.

It is agreedthat the qualifications for Stationary Engineer at the Murray Hill, New Jerseylocation will include the possession of a NJ High Pressure Steam Blue SealOperator's License.

The pay range for this position is subject to an applicable Collective Bargaining Agreement. The negotiated rate for the Union Engineer position is paying up to $45.88 per hour. Please refer to the Collective Bargaining Agreement regarding pay scale.
