Job Summary:

The Title Specialist is responsible for managing and completing all manufactured home sale and purchase title transactions in a timely manner. This jobholder will also support the Title & Registration Supervisor in performing the day-to-day operations for a portfolio of manufactured home communities by researching, tracking, and submitting annual registrations for all homes.

What You'll Do

  • Manages all manufactured home titles and vehicle Manufacturer's Certificate(s) of Origin (MCO) and coordinates all incoming and outgoing title transfers with a third party or the appropriate state.
  • Keeps all physical titles organized and updates BackOffice tracking program when the titles arrive and are sent out, as well as initiating all title corrections, as needed.
  • Obtains necessary paperwork from community staff for home title transfers that the Company comes into possession of manufactured homes.
  • Works with the Transactions team to obtain the appropriate sales information for transferring titles out of Company dealer names and submits transfers through our third-party title vendor or the appropriate state.
  • Maintains supporting title documentation in BackOffice and ensures that the information entered is accurate.
  • Pulls weekly reports for missing titles and follows up with communities or manufactures as needed.
  • Resolves rejected or incomplete title applications with state agencies and the third-party title vendor, and tracks each one until it is complete.
  • Keeps up with state-by-state titling requirements, forms, and fees, and helps build and update the team's written procedures (SOPs).
  • Answers title questions from community managers, sales, and accounting, and keeps the Sr. Manager informed of open problems and aging transactions.

  • Must be proficient in all Microsoft Office applications as well as applications related to the specific position.
  • Excellent data gathering and analyses skills.
  • Self-motivated and organized with a meticulous attention to detail.
  • The ability to be on-site and work on a regular, consistent basis (overtime may be required).
