ABOUT THE COMPANY
Last Mile Investments (LMI) is a growing real estate investment management platform focused on acquiring and creating value within multi-tenant neighborhood retail centers. An affiliate of North American Properties (NAP), LMI invests capital across multiple investment vehicles and targets well-located retail properties with opportunities for operational and strategic value creation.
The company’s name refers to the “last mile” of retail—the locations closest to where consumers live and work. These are the places consumers visit regularly instead of making destination shopping trips. Their investment thesis is that many neighborhood retail centers have been overlooked by institutional investors, creating opportunities to acquire assets at attractive valuations, improving operations, increasing leasing, and generating strong risk-adjusted returns.
As LMI continues to grow its investment platform, the complexity and scale of its tax needs are increasing as well. The organization is creating this Tax Manager position to provide dedicated in-house tax expertise and strengthen the connection between LMI, its external tax advisors, and NAP’s Tax Department.
This is an opportunity for an experienced tax professional to move beyond traditional compliance work and become a valuable resource throughout the investment lifecycle. The Tax Manager will gain exposure to acquisitions, dispositions, financings, partnership structures, investor reporting, tax planning, and the continued development of LMI’s internal tax processes.
This role is onsite daily at the corporate office in Cincinnati, Ohio.
WHAT YOU’LL BE DOING
The Tax Manager will serve as LMI’s primary day-to-day tax resource, partnering closely with LMI leadership, NAP’s Tax Department, external tax advisors, accounting, asset management, investor relations, and acquisitions. The position reports to the Senior Tax Manager within NAP’s Tax Department, which maintains oversight and final review authority for LMI’s tax compliance and planning activities.
Key responsibilities include:
Tax Strategy & Transaction Support
- Lead tax structuring and planning related to acquisitions, dispositions, and financings, including hold/sell analyses and tax impact assessments.
- Partner with internal teams and tax leadership to evaluate tax considerations throughout the investment lifecycle.
- Monitor changes in federal, state, and local tax regulations affecting real estate partnerships and identify potential implications and planning opportunities.
- Perform REIT compliance testing for applicable investment vehicles and proactively identify potential issues.
Tax Compliance & Investor Reporting
- Serve as LMI’s primary day-to-day contact with its third-party tax advisor, coordinating timelines, reviewing work quality, and helping resolve outstanding issues.
- Manage federal, state, and local partnership tax compliance across LMI’s investment vehicles, including returns, extensions, estimated payments, state filings, and investor K-1s.
- Review tax workpapers, book-to-tax adjustments, allocations, partner capital accounts, and K-1 packages.
- Prepare quarterly taxable income projections and estimates to support investor reporting.
- Partner with fund accounting and investor relations to ensure accurate and timely tax information is provided to investors and partners.
- Support complex real estate partnership structures, including 704(c) allocations and multi-state tax requirements.
- Coordinate depreciation and fixed asset records and help develop scalable internal processes for maintaining those records.
- Assess state tax implications as LMI enters new markets or forms new entities.
- Assist with entity organization and formation.
Tax Operations & Risk Management
- Maintain tax calendars, filing trackers, and documentation to ensure deadlines and deliverables are effectively managed.
- Manage responses to tax notices and coordinate federal and state tax audits.
- Build productive relationships with external advisors while maintaining strong internal accountability for the quality and timeliness of tax deliverables.
- Identify opportunities to improve processes as LMI continues to grow and its tax function evolves.
IDEAL CANDIDATE QUALIFICATIONS AND EXPERIENCE
- Bachelor’s degree in accounting. Public accounting experience preferred.
- CPA required; Master of Taxation, Master of Accounting, or MBA is a plus.
- 6+ years of progressive tax experience.
- Strong experience with real estate partnership taxation, including partnership structures, 704(c) allocations, multi-state filings, and investor K-1 reporting.
- Experience within or supporting private equity, real estate investment management, or another investment-oriented organization is a plus.
- Experience working with or overseeing third-party tax service providers.
- Understanding of real estate depreciation, cost segregation concepts, and fixed-asset accounting.
- REIT tax experience is a plus.
- Strong Excel capabilities: experience with Yardi or similar real estate accounting systems is preferred.
