South Carolina Real Estate & Litigation Attorney, Independent Counsel (Remote)

Remote Full Time Construction & Real Estate Law

Blue Peak is seeking an entrepreneurial South Carolina attorney to serve as Independent Counsel through a law practice the attorney independently owns or manages. This is a long-term, high-trust legal-services relationship between Blue Peak and an independent law practice.

You will serve as counsel to Blue Peak for the agreed scope of South Carolina work, working directly with the Founder & CEO and alongside the operations manager, transaction coordinator, acquisitions representatives, and field operations representatives who manage files day to day. You will handle the legal work behind active acquisitions: quiet title actions, partition actions, evictions, deed preparation and recording, title and ownership analysis, lien and payoff issues, and disputes arising from estate and heir-property transactions.

Blue Peak sets business priorities, shares the facts needed for representation, and makes business decisions. You retain independent professional judgment over legal advice, legal strategy, staffing, representation decisions, and compliance with your ethical and professional obligations. The final agreement will define the represented entity, scope, conflicts procedures, fees, expenses, term, and termination rights.

Prior real-estate law experience is not required. Attorneys from employment law, personal injury, civil litigation, creditor-side work, commercial disputes, or another high-volume, deadline-driven practice can be strong candidates. What matters is sound judgment, strong writing, comfort with litigation-related work, the ability to learn quickly, and a genuine interest in complex real-estate matters.

Core responsibilities

  • Provide legal advice on active matters. Advise the client entity on acquisitions, distressed and off-market transactions, deeds, notices, title or ownership issues, transaction documents, foreclosure-related matters, and other issues within scope.
  • Handle or coordinate dispute and court-facing work. Assess legal risk; prepare or manage filings, correspondence, hearings, and time-sensitive matters; travel across South Carolina when court, closing, property, or in-person requirements call for counsel's presence.
  • Support transaction execution. Coordinate with closing attorneys, title parties, courts, notaries, counterparties, and specialists so legal issues, missing documents, and decision points are identified early.
  • Build practical legal processes. Recommend and develop matter-intake standards, templates, checklists, document controls, escalation rules, and legal-status reporting. Blue Peak retains responsibility for business operations; counsel retains responsibility for legal work and judgment.
  • Identify the need for specialist support. Determine when a matter falls outside scope or requires specialist counsel or title professionals, and coordinate any approved involvement.
  • Maintain appropriate legal-service boundaries. Protect client confidentiality, preserve privilege, manage conflicts, and keep legal advice separate from business coordination.
  • Represent Blue Peak only. Counsel will not advise, represent, or prepare documents for heirs, sellers, or other counterparties, who may obtain independent counsel or execute appropriate disclosures.

This relationship has clear limits. Blue Peak will not own, control, or manage the attorney's practice; direct legal judgment; or share in legal fees. The attorney will not receive Blue Peak equity, options, or any corporate-control rights.

About You

You are a South Carolina attorney in good standing with approximately 3-5 years of progressively responsible legal experience, comfortable managing deadlines, writing clearly, and exercising sound judgment with incomplete facts.

Your background may be in employment law, personal injury, civil litigation, creditor-side work, commercial disputes, foreclosure, title, real estate, or a comparable practice. If your practice area is transferable, you must be prepared to build subject-matter competence deliberately and engage specialist counsel where needed.

You are litigation-capable: you can manage filings, hearings, disputes, and court and opposing-party communications, and you can distinguish a true legal risk from a noisy issue and explain that difference in plain English.

You have personally owned a difficult matter or process problem from start to finish, and you are entrepreneurial enough to improve a process rather than accept recurring confusion.

You are comfortable using technology, documentation, and automation to improve legal work, and understand that confidential client information and AI-enabled tools require thoughtful access, retention, vendor, confidentiality, privilege, and human-review controls.

You work well directly with a founder and operating team, communicate legal advice without jargon, and stay calm when several moving parts need attention at once.

If you have worked the creditor side in foreclosure, collections, or bank-side litigation, you will recognize most of this work from the other direction.

A conventional firm pedigree or advanced degree is welcome but not required. Judgment, litigation ability, writing, learning agility, professional maturity, and high agency matter more.

This is not a fit for an attorney who wants a conventional in-house role, expects equity, is unwilling to travel within South Carolina, or prefers a narrow routine-closing practice. It also requires prioritized, responsive capacity for the agreed term, subject to conflicts, professional responsibilities, and the final agreement.

What This Opportunity Provides

You keep your own practice and work directly with the Founder & CEO and the operating team that keeps files moving. There is no legal department to route through and no committee to wait on; decisions get made the same day.

The work is one client, one area of law, and a defined set of repeating matter types, so you build a process instead of starting from scratch each file. No billable hour targets, no scattered caseload, and a predictable pace to plan around.

Blue Peak is growing its South Carolina acquisitions and taking on more complex files: contested estates, heir-property title, partition and quiet title actions, and foreclosure-related disputes.

Compensation & Engagement Terms

This is an independent legal-services engagement, not employment. Blue Peak anticipates a total annual value of $100,000-$125,000 for the agreed base scope. Work outside that scope is compensated separately under an approved fee schedule or written matter authorization, including litigation, hearings, closings, specialist coordination, and urgent matters.

Compensation will not be tied to legal recoveries, settlements, or outcomes. The final agreement will specify payment cadence, travel reimbursement, approved expenses, records handling, and any administrative support. The attorney's firm maintains its own professional liability coverage and remains responsible for its own operations, staffing, and legal systems.

Blue Peak intends this as a long-term relationship, with the agreement addressing engagement period, renewal, termination notice, permitted exceptions, conflicts, professional independence, client identity, and procedures for matters requiring specialist counsel.

About Blue Peak Ventures

Blue Peak Ventures is a founder-led real estate company focused on complex residential properties across South Carolina. Blue Peak acquires property as a principal. We are not a lender, mortgage servicer, foreclosure consultant, or loan modification service, and we do not provide financial or legal advice to property owners.

We step in when a property cannot move through a normal sale because something is unresolved, such as an estate, missing heirs, title issue, lien, foreclosure, disputed document, or occupant situation. Our job is to understand what is holding the property up, bring together the right legal and title support, and help create a practical way forward.

Location: Remote within South Carolina

Travel: As needed, across counties, for hearings, closings, property matters, and in-person meetings.

Working relationship: Independent South Carolina counsel to Blue Peak under a defined legal-services agreement between the attorney's firm and the Blue Peak operating entity.

Client relationship: A Blue Peak South Carolina operating entity will be the attorney's client for a defined scope of work, with substantial and ongoing matter flow.

Compensation : $100,000-125,000 expected total annual value (USD), a base engagement fee plus per-matter fees for litigation, hearings, closings, and other defined work, scaling with deal volume and experience.
