BNYDC strives to provide an environment in which innovative companies can take root and grow.The Senior Vice President of Facilities Management is a strategic, hands-on leader responsible for the comprehensive oversight of all facilities operations, infrastructure, and systems across a 300-acre mixed-use campus inclusive of 60 buildings, ranging in size from 1,500 to 1 million square feet. This role has 4 direct reports and oversees a total team of 57, inclusive of specialized maintenance trades and custodial operations. They ensure operational excellence, regulatory compliance, tenant satisfaction, and long-term sustainability while supporting BNYDC’s growth.Areas of ResponsibilityServe as the lead for facilities strategy and operations across the Brooklyn Navy Yard campus, aligning facilities management initiatives with organizational, financial, and sustainability goalsDirect all aspects of facilities management across a diverse portfolio of buildings and open spaces, including historic properties, active industrial spaces, creative offices, retail, public plazas, and waterfront infrastructureProvide leadership oversight across multidisciplinary, Unionized teams including HVAC engineers, maintenance (plumbers, carpenters, electricians), custodial, and third-party vendors/contractorsLead and develop a team of people managers by providing professional coaching, mentorship, and routine performance feedbackEstablish and maintain a comprehensive asset management and lifecycle planning program for all buildings, infrastructure systems, and site utilitiesIn collaboration with Senior Directors of Maintenance, develop and implement operational plans for specialized trade work and infrastructure, including HVAC, boilers, and high-voltage electricDevelop and implement short and long-term strategies for campus-wide repair and preventive maintenance, including managing work generated through inbound work orders and feedback from Property ManagersPartner with executive leadership to prioritize and implement long-term infrastructure investments and campus modernization initiativesDevelop and implement data-driven facilities management practices, including the use of computerized maintenance management system (CMMS), building analytics, and operational performance dashboardsDevelop and share reports on project and building performance and progress for staff and company leadershipImplement a centralized Building Management System (BMS) for all facilities operationsOversee large-scale procurement and performance of service contractsCollaborate with property managers, leasing, design & construction, and other cross-functional teams to ensure seamless coordination of capital projectsDrive sustainability and energy performance improvements across the site, including green infrastructure, waste diversion, and utility usage trackingMonitor the performance of all mechanical, electrical, and plumbing (MEP) systemsProvide strategic direction for facilitating Yard-wide events (upwards of 250 per year)Lead emergency preparedness and response plans for all building systemsPrepare and manage budgets for maintenance, custodial, engineering, and inventoryManage and track a work order system in response to tenant ticket requestsEnsure full compliance with building codes, OSHA regulations, and environmental lawsDevelop and implement policies, quality standards, and trainings for all facilities teamsPerform other job-related duties as assignedRequired Skills and AbilitiesExpertise in building maintenance & custodial services including (but not limited to) equipment operation, floor care, HVAC, plumbing, electrical systems, carpentry, etc.Expertise in building systems, infrastructure, capital project management, and sustainability practicesStrong strategic planning and organizational leadership skills with the ability to align facilities operations with institutional and financial goalsDemonstrated experience in asset lifecycle management and long-term capital planning for complex building portfoliosExperience implementing and managing Computerized Maintenance Management Systems (CMMS) and data-driven facilities operationsKnowledge of emergency preparedness, business continuity planning, and large-scale incident responseStrong vendor management and contract negotiation skillsDemonstrated ability to lead, motivate, and cultivate a positive culture for large, multidisciplinary, and unionized workforcesFamiliarity with Auto CAD and the ability to read blueprints and floor plansFamiliarity with NYC building codes, local permitting processes, and regulatory agenciesFamiliarity with Safety Data Sheets (SDS) and safety protocolsAbility to develop and meet budget & quality control goalsExcellent communication, organizational, and decision-making skillsProficiency in Microsoft Office requiredBuilding Automation Systems (BAS) experience required; certification preferredExperience with Yardi Facilities Management preferredRequired QualificationsBachelor’s degree in Engineering, Facilities Management, or a related field required12+ years of progressive leadership experience in facilities or property management, preferably in a mixed-use, institutional, or campus type environment10+ years of experience managing maintenance and custodial teams, with 5+ years of experience managing people leaders and vendors/contractors5+ years of experience working with a Unionized workforceActive, valid driver’s license requiredOSHA 10-hour certificationMust be able to work weekends and evenings as neededPreferred Qualifications (any of the following):Certification of Refrigeration (Q01)Category 7G Cooling Tower Water Treatment License (DEC)Fire Safety / F59 Emergency Action Plan Director Certificate of Fitness (FDNY)Sprinkler S-12 Certificate of Fitness (FDNY)Standpipe S-13 Certificate of Fitness (FDNY)OSHA 30-hour and/or 511EPA Universal Technician CertificationAir Compressor Certificate of Fitness A-35 (FDNY)Certified Facility Manager (CFM)LEED AP or Green AssociateProject Management Professional (PMP)
