We are seeking an experienced, strategic, and relationship-driven Senior Property Manager to oversee the day-to-day operations of a high-profile retail, dining, and entertainment destination in the heart of the vibrant Water Street District.This is more than a property management role—it's an opportunity to shape the experience of thousands of visitors, tenants, and stakeholders while leading a best-in-class team for one of the world's premier commercial real estate firms.ESSENTIAL FUNCTIONS AND RESPONSIBILITIESDirect, coordinate, and exercise functional responsibility for property management businessProvide overall property management leadership through the development and interpretation of policies and programs, coordination of information flow and property management strategyProvide direction and leadership to Property Management staff, promoting reasonable career paths associated with property management professionalsTrack budget variances and ensure smooth recovery processOversee the billing process including payment of invoices and disbursement of fundsMonitor cash flow and cash requirements in conjunction with Property Manager to ensure efficient use of cashOversee preparation of reports, annual budget, and other documents for owner in accordance with the management agreementSupport prompt collection of management fees and reimbursements to overheadMaintain interface with third-party owners, ensuring total contract compliance, and accurate and timely reportingResolve tenant relations issues to ensure their satisfactionPerform regular property inspections with staffOversee construction projects with Construction Manager, including approving construction contract and invoicesEnsure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directivesKEY COMPETENCIES1.
