Job Title: Senior Project Manager - TI ConstructionJob Location: Santa Clara, CABase Salary: $150K-$200KRequirements: 10+ years of TI construction experience on medial facility, life science and clean room construction projects. Position Overview:We are seeking an experienced Senior Project Manager to lead complex commercial construction and tenant improvement projects with a focus on life science facilities and OSHPD-regulated work. The ideal candidate will own project delivery from preconstruction through closeout, ensuring schedule, budget, quality, safety and regulatory compliance for MEP/HVAC-intensive builds including clean rooms and end-of-life remodels.Key Responsibilities:Lead project teams through all phases of construction delivery: preconstruction, permitting, procurement, construction, commissioning and closeout.Manage project budgets, cash flow forecasting, change orders, and financial reporting to ensure profitable delivery.Develop and maintain detailed project schedules; coordinate sequencing and logistics across multiple trades and stakeholders to meet milestone dates.Serve as primary client and stakeholder contact; build and maintain strong relationships with owners, architects, engineers, subcontractors and regulatory agencies.Ensure compliance with OSHPD and other jurisdictional regulations for healthcare and life science projects; coordinate and document inspections, submittals and approvals.Coordinate MEP/HVAC design integration, installation and commissioning; work closely with mechanical, electrical and plumbing teams to resolve technical issues and ensure system performance.Oversee quality control and commissioning activities for clean rooms and controlled environments; implement protocols for testing, validation and documentation.Manage subcontractor selection, negotiation and performance; enforce contract terms, safety requirements and project schedules.Identify and mitigate project risks proactively; develop recovery plans and communicate impacts and solutions to stakeholders.Mentor and develop junior project staff; promote continuous improvement, best practices and lessons learned across the project portfolio.Qualifications:Bachelors degree in Construction Management, Engineering, Architecture or related field; advanced degree preferred.10+ years of construction project management experience with a minimum of 5 years leading large TI and life science projects.Proven experience with OSHPD-regulated projects and an understanding of healthcare/hospital construction requirements.Demonstrated knowledge of clean room design, construction and commissioning standards and protocols.Strong background coordinating MEP/HVAC systems and managing complex mechanical/electrical scopes.Experience with end-of-life remodels and phased occupancy projects in occupied facilities.Professional certifications such as PMP, CCM, or LEED AP preferred.BenefitsMedical VisionDental 401(K)BonusAnd More!
