Location: Charlotte, NC. Must reside in Charlotte or open to relocate to Charlotte. Projects will be in a 100-200 mile radius of Charlotte.

Overview

We are seeking an experienced Senior Project Manager to join a growing construction team focused on large-scale municipal and educational projects throughout the Charlotte region. This individual will serve as a key partner to the Director of Construction, leading projects from preconstruction through closeout while managing schedules, budgets, subcontractors, client relationships, and overall project execution.

Current projects include a major jail and courthouse development, with future municipal and educational projects located within approximately a 100-mile radius of Charlotte.

This is an excellent opportunity for a construction professional with strong General Contractor (GC) experience managing large public-sector projects and who is comfortable with regular project-site travel.

Key Responsibilities

  • Lead municipal and educational construction projects from assignment through completion.
  • Assist with responses to RFPs, conceptual estimating, scheduling, and proposal preparation.
  • Participate in design reviews and provide constructability, scope, and cost feedback.
  • Prepare detailed estimates, cost codes, budgets, and project cost-control systems.
  • Manage bid packages, subcontractor procurement, bid evaluations, and contract awards.
  • Develop and maintain project schedules in collaboration with superintendents and subcontractors.
  • Conduct jobsite meetings and monitor schedule performance.
  • Oversee project financials, including labor reports, cost reports, forecasting, invoicing, and collections.
  • Manage owner communications, progress meetings, change orders, and project reporting.
  • Coordinate permitting, inspections, and regulatory requirements.
  • Review subcontractor performance, payment applications, insurance compliance, and contract administration.
  • Ensure project quality, safety, and compliance with contract requirements.
  • Mentor project staff and support team development.
  • Manage project closeout, punch list activities, and warranty work.

Required Qualifications

  • Bachelor's degree in Construction Management, Engineering, or related field; equivalent experience will be considered.
  • Minimum 5 years of construction project management experience; 8–10+ years strongly preferred.
  • Direct General Contractor (GC) experience managing large municipal construction projects.
  • Experience with municipal and public-sector projects such as:
  • Jails
  • Courthouses
  • K-12 Schools
  • Universities and Higher Education Facilities
  • Experience managing projects valued at approximately $90M–$100M or larger.
  • Strong knowledge of estimating, scheduling, budgeting, cost control, procurement, and construction operations.
  • Excellent leadership, communication, and client management skills.
  • Strong understanding of construction safety and quality standards.

Preferred Qualifications

  • Extensive experience leading educational and municipal projects throughout all phases of construction.
  • Proven success managing multiple stakeholders, subcontractors, and project teams on complex public projects.
  • Experience working on projects funded through public procurement and government contracting processes.

Travel Requirements

  • Travel is expected approximately 2–3 weeks per month to active project sites.
  • Typically, one week per month may be spent working remotely or from the Charlotte office.
  • Candidates must be comfortable with ongoing travel requirements throughout the duration of projects.

Location Requirements

  • Charlotte-area candidates are strongly preferred.
  • Candidates outside the region must be willing to relocate to Charlotte for the long-term.
  • Select candidates from nearby markets may be considered if they are committed to regular travel and maintaining Charlotte as their primary project hub.
  • Direct General Contractor project management experience is required.
  • Owner's Representative experience alone is generally not sufficient, as the role requires full GC responsibility for project execution, subcontractor management, budgeting, scheduling, and field operations.
  • Candidates with partial municipal project experience may be considered if they have substantial exposure to large public-sector construction projects within a GC environment.
