Senior Project Manager - CommissioningThe Mission Critical Center of Excellence manages billions of dollars in projects annually, specializing in data center and mission-critical construction for leading technology and telecommunications clients across the United States. Focused on fast-paced, MEP-intensive projects, the group is recognized for delivering complex solutions while offering significant opportunities for career advancement within the thriving mission-critical construction industry.The Senior Project Manager - Commissioning is responsible for overseeing the installation, commissioning, maintenance and documentation of MEP assets and systems throughout the entire project lifecycle. The ideal candidate will have a deep understanding of building MEP systems, excellent leadership skills, and a strong commitment to ensuring project success.ResponsibilitiesOversee, manage, and document all day-to-day commissioning activities including OSHA safety complianceDirect field personnel according to the project plan and Suffolk supervisory principlesCommunicate issues, events, performance, and progress daily to the Project ManagerReport any problems promptly to the Project Manager to facilitate the most cost-effective solutionsEstablish effective working relationships with clients and Suffolk team membersRequest advice and assistance from the General Superintendent on matters pertaining to materials, sequencing, scheduling and personnelLeads, directs and coordinates the work of subcontractors in the commissioning of Level 0 through Level 5 process with regards to MEP systemsProvide guidance, training, and mentoring team membersFoster a culture of safety and quality on the job siteIdentify pre-mobilization activities in conjunction with the Project Executive, General Superintendent, and the Project ManagerReview and interpret project plans and specifications to ensure accurate system installationTroubleshoot and resolve technical issues that arise during installation and commissioningStay up to date with industry trendsDevelop start-up schedule with Project Manager and send it to the Project Executive and General Superintendent for reviewAssist in implementing construction schedules in the fieldEstablish and implement the Project Baseline Schedule based on the project contracts and subcontractor input, considering any elements that might impact the scheduleMaintain the schedule and ensure that work performed is consistent with the contract and will meet or exceed client expectationsUpdate Project Schedule monthlyProvide progress report with the two-week look ahead of schedule to the Project Manager and the field staffEnsure that all subcontractors participate in a safety pre-construction meeting prior to starting work on the projectEnsure that all subcontractors have a full set of MSD sheets on the project, as well as their site-specific safety plan and current insurance certificate or OCIP/CCIP enrollment IDReview the project daily to ensure that all activities are being performed in accordance with all OSHA and governing requirements and the project site specific safety planReview safety reports and injury data to assess safety performance on assigned projectsEnsure project(s) are budgeted & staffed appropriately to support safety programsCommunicate clear expectations for safety to project teamsPerform safety inspections using predictive solutions software IAW SCCI safety programAdhere to all Suffolk Safety program requirementsEnsure that all pertinent benchmarks for the project are established and inserted into the baseline scheduleEnsure that all appropriate individuals become members of the Q-TeamEnsure that all 1st delivery inspections and Benchmark inspections occur per the baseline schedule so as not to impact the progression of the subsequent workEnsure that the inspections are approved, documented, and communicated to the project teamImplement and enforce quality control processes to ensure the reliability and performance of MEP systems throughout Level 0 through Level 5 commissioning activitiesCoordinate and supervise testing of individual related components and validation of component interconnection with DDC controls to meet project requirementsOrganize documentation of the job site for easy access and reviewManage subcontractor performance to quality and ethical standardsWork with PM to identify and resolve personnel issues and construction process revisionsParticipate in project turnover, mobilization, and project coordination meetingsParticipate in weekly foreman and safety meetingsParticipate in monthly schedule review meetingsParticipate in subcontractor and project closeout meetingsAttend owner meetingsParticipate in subcontractor meetings and any others necessary to monitor and manage the projectComplete daily reports and maintain logs of key activities, files, and shop drawings associated with specified subcontractor requirementsManage the quality and condition of all material deliveriesMaintain required safety reporting and all other required files to Suffolk standardsInsure that as-built working drawings are maintained as well as the current drawing log and revision log, communicating this to the subcontractorsManage subcontractor closeout, owner training, work list and punch listQualificationsBachelor's degree in applicable discipline and/or experience relative to specific disciplineProven experience (10+ years) in MEP installation, commissioning and maintenanceStrong technical knowledge of MEP systems including associated building automation systemsFamiliarity with industry standards and codes such as ASHRAE, NEC, NFPA, etc.Strong knowledge of Mechanical and Electrical systemsThorough knowledge of building information modeling (BIM) and its use in coordination of the Mechanical and Electrical systems and other project systemsThe ability to manage and embrace change.
