The Role
The Senior Operations Manager provides leadership and management for three or more full‑time equivalent operations staff at an assigned apartment community. This associate participates as part of the leadership team to drive financial performance, operational excellence, and customer service. The role may also involve working with retail tenants and with expanded work groups that include the asset team when addressing lease‑up, renovation, new acquisition, and JV/Investment Fund communities.

Education and Experience
- Minimum Qualifications: Bachelor’s degree required or equivalent 5 years of progressive responsibility in property management, hospitality, or retail industry.
- 3 years of multi‑family property experience in a management role required.
- 3 years of supervisory experience required.
Certification or Licensure
- Valid driver’s license and automobile insurance.
Knowledge, Skills and Abilities
- Manages a community with demonstrated experience in financial performance, customer service, communications, marketing, negotiation, crisis management, and staffing.
- Analyzes data and reports to develop solutions that sustain high standards of customer service, optimal revenue generation, and effective expense management, as demonstrated by prior results.
- Successfully resolves resident issues as demonstrated by prior experience.
- Negotiates and manages contracts with third‑party service providers as demonstrated by prior experience.
- Thrives amid ambiguity and change, leading teams effectively through change.
- Strategic thinker with a big‑picture perspective.
- Strong problem‑solving skills and encouragement of innovative solutions.
- Develops employees, provides feedback and coaching, resulting in improved performance.
- Strong reading and writing English, with clear and concise communication.
- Delivers group presentations and writes reports in a clear, concise form.
- Performs basic arithmetic for calculations and analyses as required.
- Uses Microsoft Office applications such as Word, Excel, and PowerPoint.
- Operates general office equipment, including computer, telephone, photocopying machine, facsimile machine, and postage machine.
Physical Demands
- Ability to travel between two or more communities.
- Reports on time regularly, works assigned schedule, and documents time accurately.

- Normal office environment.
Training
- Satisfactory completion of AVB’s new hire orientation within 30 days of employment or the first training session offered after employment.
- Satisfactory completion of AVB’s Management Essentials and Performance Evaluation within 9 months of employment; training to commence within 6 months.
- Satisfactory completion of Anti‑Harassment for Supervisors training within 60 days of employment.
- Satisfactory completion of Fair Housing and Accessibility for RS training within 30 days of employment.
- Satisfactory completion of Sr. Operations Manager Onboarding training curriculum within prescribed dates.
- Any other applicable training assigned by the manager.
