Our clients include some of Northern California’s most recognized companies, and we are known for precision estimating, collaborative delivery, and a culture that embraces innovation and technology.
The Role
We are seeking a high-level Estimator with deep expertise in commercial TI construction to join our team. This position is open now — we are actively interviewing and will move quickly with the right candidate.
This is a critical, high-impact role that directly influences our ability to win work, protect margin, and scale the business.
The ideal candidate is:
- Highly experienced in commercial TI estimating
- A STACK power user
- Fluent in AI tools
You will own the full estimating lifecycle — from early budgets through final bid — and serve as a key partner to our Managing Directors and Project Management team.
What Makes This Role Different
This is not a traditional estimating position.
We are looking for someone who:
- Operates at a high level — you don’t just price jobs, you are an important member of the collaborative team who helps win them
- Is a true STACK expert — fast, accurate, and constantly refining your assemblies and workflows
- Actively uses AI in your day-to-day work (scope review, RFIs, document analysis, cost validation, etc.) while understanding its limitations and validating as needed.
- Understands commercial TI inside and out — office, lab, medical, R&D, industrial, and retail
- Builds and maintains strong relationships with subs, architects, and construction partners
Key Responsibilities
- Lead all phases of estimating for commercial TI projects (concept through GMP/lump sum)
- Perform detailed takeoffs and cost analysis using STACK (expert level required)
- Maintain and continuously improve STACK assemblies, templates, and cost libraries
- Leverage AI tools to accelerate document review, scope analysis, and estimate accuracy
- Identify scope gaps, risks, and constructability issues early in the process
- Work with PMs to develop RFIs and clarifications to ensure complete and competitive bids
- Help manage subcontractor bid coverage; solicit, scope, and level bids
- Prepare detailed budgets by trade division and internal cost models
- Deliver clean, complete turnover estimates to Project Management
- Collaborate with PMs and field teams to refine assumptions and improve future estimates
- Maintain cost history, pricing data, and benchmarking systems
Qualifications
Required
- 5–10 years estimating experience with a commercial GC focused on TI/interiors
- Expert-level proficiency in STACK (required)
- Active use of AI tools in a professional workflow
- Strong experience with commercial office, lab, medical, or life sciences TI projects
- Deep understanding of CSI divisions and trade scoping
