Our client is a commercial general contractor and construction manager that has been building in Central Florida for over 50 years, with a diversified portfolio spanning multifamily, senior living, education, commercial, religious, civic, and institutional projects. The firm has built its reputation on professionalism, quality, integrity, and long-term client relationships, and is now investing in better data, stronger trade intelligence, and technology to sharpen its preconstruction-to-field operating model.

This role leads estimating and preconstruction strategy across a growing portfolio of commercial and multifamily projects. It's built for someone who goes beyond takeoffs, evaluating constructability, sequencing, productivity, labor availability, and field risk, and who's comfortable pushing the team toward more AI-enhanced and technology-driven estimating tools.

What You'll Do

• Prepare conceptual, schematic, design development, and hard-bid estimates for commercial and multifamily projects.
• Review drawings, specifications, structural documents, and addenda for scope and pricing implications, flagging gaps, sequencing conflicts, and constructability issues early.
• Produce clean scope narratives, inclusions, exclusions, assumptions, and bid leveling documents that hold up under pressure.
• Develop relationships with subcontractors and suppliers across trades; solicit, analyze, and level their proposals.
• Maintain current cost history, production assumptions, unit pricing, and market signals that improve speed and accuracy over time.
• Partner with project executives, project managers, superintendents, and design teams to validate that estimates can be executed in real field conditions.
• Support turnover meetings, buyout strategy, and budget reconciliation from concept through final buyout.
• Mentor junior estimators and APMs while helping modernize estimating practices and build repeatable preconstruction discipline.

What You'll Bring

• 8+ years of construction estimating, preconstruction, or related experience in commercial or multifamily construction.
• Experience estimating on the general contractor side or with a subcontractor is welcome; both backgrounds are valued.
• Experience with multifamily, senior living, mixed-use, podium, wrap, garden-style, or mid-rise projects preferred.
• Comfort with conceptual budgeting, GMP development, negotiated work, hard bids, design-assist coordination, and subcontractor buyout.
• Florida construction market experience preferred; Central Florida and Southeast subcontractor and supplier relationships are a strong plus.
• Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred; equivalent estimating, field, or trade experience will be considered.
• Strong command of commercial and multifamily construction means and methods, including structural systems, building envelope, and MEP coordination.
• Valid driver's license required.
