Senior Estimator / Preconstruction Manager

My client is seeking an experienced Preconstruction Manager / Chief Estimator to lead preconstruction efforts on multifamily projects ranging from approximately $20M-$50M.

This is not a bid-and-chase estimating role. The majority of projects are negotiated work, requiring creativity, collaboration, and a love for solving problems in a challenging construction industry. The right person will work closely with owners, sub-contractors, designers, and operations teams to develop practical solutions that keep projects on budget, on schedule, and aligned with client goals.

There will always be challenges - we are looking for someone who is eager to take them on.

Responsibilities

• Lead preconstruction and estimating efforts on multifamily projects
• Develop conceptual and detailed estimates throughout design
• Identify value engineering and cost-saving opportunities
• Evaluate constructability, scheduling impacts, and project risks
• Collaborate with owners, architects, engineers, subcontractors, and internal teams
• Support budgeting, procurement strategy, and project planning

Qualifications

• 8+ years of estimating and/or preconstruction experience
• Multifamily project experience preferred ($20M-$50M)
• Strong understanding of construction costs, scheduling, and constructability
• Creative problem-solving mindset
• Ability to build relationships and communicate effectively with clients and project teams
