ROLE SUMMARY
The Senior Director of Real Estate will be a key member of the Real Estate team, reporting directly to the Vice President of Real Estate. This individual will help lead the company’s real estate, construction, and field-support activities, supporting portfolio strategy, lease negotiations, capital planning, vendor management, and cross-functional execution.

KEY RESPONSIBILITIES
- Partner with the Vice President of Real Estate to establish priorities and drive execution.
- Support portfolio strategy, site selection, lease renewals, relocations, closures, and expansions.
- Lead or support lease negotiations, landlord discussions, amendments, and restructurings.
- Partner with Construction on new stores, remodels, relocations, budgets, schedules, and risks.
- Evaluate rent, triple-net expenses, capital needs, and impact on EBIT.
- Prepare business cases, financial analyses, presentations, and recommendations.
- Build strong relationships with AT&T, landlords, brokers, vendors, contractors, and internal leaders.
- Lead cross-functional initiatives across Real Estate, Construction, Operations, Finance, and Legal.
- Identify opportunities to improve cost, service, communication, accountability, and execution.
- Assume responsibility for selected teams, markets, vendors, or projects as needed.
REQUIRED QUALIFICATIONS
- 5+ years of experience in real estate, construction, operations, finance, consulting, or a related field.
- Experience at the director, senior director, or comparable level.
- Experience leading teams, vendors, or complex cross-functional initiatives.
- Experience in a multi-unit, distributed, or field-based organization.
- Strong business and financial judgment.
- Knowledge of lease negotiations, capital planning, vendor management, and financial analysis.
- Ability to translate complex issues into clear recommendations.
- Strong relationship-building, communication, and influencing skills.
- Sound judgment, discretion, curiosity, and follow-through.
- Willingness to travel as needed.
