Laguna Point Properties is an owner and operator of multifamily real estate. We acquire, operate and reposition apartment communities, and we manage the full lifecycle of our investments: sourcing and underwriting, performance through ownership, and dispositions, refinances and recapitalizations. Our communities are run by third-party management companies. We are a small, hands-on team, which means everyone works close to the assets.
The role
Own the operating and financial performance of our Las Vegas and Utah portfolio, growing to approximately 2,970 apartment homes across ten communities and five management companies. Hold the management companies to their agreements. Use automation and AI tooling to make the recurring work of asset management faster and more reliable than it is today.
The portfolio transfers in stages over roughly four months, so the scope in week one is smaller than the scope at steady state.
What you will own
Owner expectations for each community: occupancy, effective rent, concessions, delinquency and bad debt, retention, turn and make-ready time, work-order completion and aging.
Weekly property calls and monthly and quarterly performance reviews with each management company.
The annual business plan for each asset, and negotiation of the operating and capital budgets.
Monthly financial review: tie the rent roll to the general ledger, find misposted charges and accruals, return findings, and confirm the package for finalization.
Budget-to-actual variance commentary and the monthly asset performance summary.
The loan covenant tracker: leasing thresholds, future funding conditions, escrow and reserve requirements, reporting deadlines.
Capital and reserve draw packages through lender and servicer approval.
Making this job faster. Reconciliation, variance drafting, covenant tracking and reporting assembly are all candidates for automation, and building reusable tools is part of the role.
What we are looking for
7+ years in multifamily asset management or owner-side operations.
Demonstrated ownership of at least 1,500 apartment homes.
Direct experience overseeing third-party management companies, and running more than one of those relationships at once.
Experience leading a complex asset transition, such as a refinance or loan extension, a management-company transition, or a major repositioning.
Agency or bridge debt literacy: covenants, reserve and capital draws, lender and servicer reporting.
Capital project experience: scope, budget, draw and completion oversight.
Ability to read a property income statement, balance sheet and rent roll and find the error.
Advanced Excel, including multi-tab models built from scratch.
A specific example of using technology to remove manual work from a recurring process, with a measured result.
Bachelor's degree in finance, accounting, real estate, business or a related field, or equivalent experience.
Nice to have
Las Vegas or Intermountain West multifamily experience. Affordable housing or LIHTC exposure. ResMan, particularly through a migration or chart-of-accounts standardization. A revenue management platform such as Rentana. Power Query, Power BI, SQL or Python. Hands-on experience applying generative AI to real business processes, including how you verified the output.
Compensation
Base salary range of $125,000 to $175,000, depending on experience.
Salt Lake City office at The Gateway. In-office; this is not a remote role. Approximately 20% travel, primarily to Las Vegas and within Utah. Standard business hours with availability for property emergencies.

Laguna Point is the owner. The management companies employ the on-site teams. This role sets owner expectations, reviews and challenges results, requires corrective plans, and escalates material failures. It does not hire, fire, schedule, discipline or supervise any management-company employee.
