nSUMMARY OF FUNCTIONS:
nProvides current and prospective residents with the best possible customer service to retain residents and lease properties. Responsible for converting telephone and email prospects to leases, resulting in maintained and increased occupancy, and the inherent responsibility to effectively communicate to existing residents and establish a successful renewal program.
nResponsible for weekly/monthly reports to include receiving and posting of rents, with additional responsibility to assist the property manager with the coordination of day-to-day activities, in accordance with the standards established. Assist in maintaining office clerical, filing, and record-keeping systems. Identify and strive to meet the resident's needs.
nMAJOR DUTIES AND RESPONSIBILITIES:
nDuties may include, but are not limited to:
n1. Marketing:
na. Respond effectively to inquiries to generate prospective resident visits to the property.
nb. Show and demonstrate apartments, utilizing sales skills to demonstrate market-ready product and availability to close prospects.
nc. Follow-up with prospective residents.
nd. Obtain lease information and complete lease applications. Conduct required credit and reference checks. Set up and maintain the lease files.
ne. Conduct periodic market surveys, as requested.
n2. Inspections
na. Perform move in inspections with incoming residents
nb. Perform move out inspections with outgoing residents
nc. Perform inspections with maintenance staff to ensure units, common areas and properties are upheld to Bartsch Management standards.
nc. Perform routine daily, monthly, bi-yearly, yearly property inspections
n3. Lease Administration:
na. Prepare lease documents.
nb. Review Welcome packet with new residents in a timely manner.
nc. Maintain legal records/ files.
nd. Input daily activity on daily and vacancy reports.
n4. Assist with resident relations:
na. Prepare and process resident service requests.
nb. Assist with resident problems and complaints concerning rent payments, service requests, etc.
nc. Encourage resident retention by contacting all residents on renewal reports that are not currently on lease.
n5. Accounting policies and procedures:
na. Collect & record rental payments, application fees, security deposits, etc.
nb. Collect, record & deposit laundry payments.
nc. Maintain account records and journals.
nc. Help to prepare weekly and monthly reports as required.
ne. Help to prepare legal action for evictions, as necessary.
nAmount of Overtime:
nLimited to the needs of the property.
nPhysical Requirements:
nMust be able to perform the physical functions of the position, which may include, but are not limited to: an ability to walk the property, including flights of stairs, to complete physical inspections, deliver resident communications, and show apartments. Be able to communicate with residents, staff, supervisors, vendors, etc. effectively.
