Position Summary
The Regional Director will be directly responsible for a portfolio of multifamily properties. This position supports and executes property management strategies by implementing action plans that promote the individual property business plan as well as policies, procedures and practices established by Gallery Residential. The Regional Director will assist the Director of Operations in overseeing and directing the overall property management operations. The role also assists with new business development related to Gallery Residential’s portfolio, ensures the department’s operations meet or surpass industry standards, motivates and cultivates team members, and meets the company’s strategic objectives. The Regional Director must attract, advise, and present to current and potential clients the value of choosing Gallery Residential and is involved with creating and inspiring the culture while protecting the brand of the organization.
Organizational Responsibilities
- Work with teams to prioritize solutions and provide frameworks that will drive journey metrics
- Deeply understand pain points and business opportunities and relentlessly focus on solving them through innovation piloting across people, process, and technology
- Engage with customers, associates, and stakeholders to understand and prioritize based on needs and operational realities
- Create and maintain clear and sequenced plans to successfully launch pilots considering various rollout milestones
- Lead cross‑functional teams through change programs and projects, leveraging frameworks and influence modeling to drive awareness and outcomes
- Participate in community service activities and industry associations to enhance the company and the communities in which it does business
Essential Duties and Responsibilities
- Partner with Director of Operations to develop and implement policies, procedures, and practices for Gallery Residential
- Lead teams based on the core values of Gallery Residential and promote a positive culture
- Develop annual budgets for properties in the Regional Director’s portfolio and ensure achievement of the approved business plan
- Work with accounting to evaluate financial statements, reconcile monthly statements against the approved budget, and resolve gaps in financial performance
- Create strong and positive relationships with clients and communicate regularly
- Recruit, interview, hire, and train team members reporting into the regional portfolio
- Promote client satisfaction through analysis of reputation management reporting and reward team members for positive results
- Research, develop, and implement best practices, procedures, and metrics to increase productivity, efficiency, and reporting capabilities
- Present ideas and analysis for prospective properties to new business clients
- Ensure community appearance meets Gallery Residential and owner expectations through monthly inspections and audits; report concerns to senior leadership and ownership
- Facilitate regular training sessions, identify training needs, and recommend additional training for the portfolio
- Enforce departmental and company‑wide policies, procedures, and performance standards and provide coaching and corrective discipline as necessary
- Assist marketing in implementing various marketing strategies for each property
- Ensure sites comply with all safety policies, report unsafe work practices, and prevent accidents
- Maintain internal and external relationships with stakeholders, maintaining confidentiality and influencing and negotiating successful resolution of inquiries and disputes
- Attend association meetings, foster relationships, and address industry issues as they arise
- Provide ongoing support to client development and acquisition teams concerning current design trends critical to programming, marketing, branding, and leasing of the portfolio
- Oversee compliance with the company’s policies and procedures, communicate standards, and correct violations or infractions; oversee teaching and training of policies to team members
- Practice proper safety techniques in accordance with company, property, and departmental policies; oversee teaching and training of safety policies to team members
- Monitor and ensure compliance with regulatory requirements, organizational standards, and operational processes related to responsibilities and report violations to appropriate individuals
- Identify improvement areas and suggest ways to increase property efficiency, profitability, and productivity
- Collaborate with department heads to ensure vision and culture are implemented
- Maintain and expand vendor partner relationships
- Assist key leaders with projects and assignments
Work Hours
This position is scheduled for 40 hours in a regular work week. Hours of operation vary; typical office hours are 8:30 am–5:30 pm Monday through Friday. Additional work on weekends or after hours may be required. The role requires onsite presence and travel for business purposes.

Education/Experience
College degree preferred. Employment history demonstrating progressive accountability and responsibility in property management and residential multi‑housing business principles, with demonstrated knowledge of sales, customer service, revenue/expense management, and financial business plans.
Language Ability
Demonstrated ability to read, write, and communicate effectively to comprehend and complete business plans, financial documents, legal documents, motivate and lead teams, and communicate property strategies and performance with clients and owners.
Math Ability
Demonstrated mathematical skills necessary to add, subtract, multiply, divide, handle decimals and fractions, and calculate percentages for financial records, budgets, and fiscal reporting.
Reasoning Ability
Senior‑level experience and skills in leading and managing others, including interviewing, onboarding, evaluating performance, and making effective talent management decisions. Ability to apply common sense to carry out instructions in written, oral, or diagram form and to solve problems involving multiple concrete variables in standardized situations.
Computer Skills
Proficiency in Internet usage, word processing, spreadsheets, database management, and property management software.
Certificates and Licenses
Industry certifications preferred.
Supervisory Responsibilities
This job has supervisory responsibilities of corporate and onsite employees.

Physical Demands
Physical demands include regular use of hands, frequent standing, walking, reaching, climbing, stooping, squatting, and intermittent sitting. Ability to lift up to 20 lb independently and 50 lb with assistance. Vision requirements include close, distance, color, peripheral, and depth perception, and ability to adjust focus.
Travel
Travel required to visit properties, clients, present for new business opportunities, attend conferences, and other necessary situations. Must access all exterior and interior parts of each property.
