Real Estate SpecialistThe Best Teams are Created and Maintained Here.Work Schedule: 5 Days Onsite in Blue Bell, PANo Agency Resumes At This TimeJob SummaryThe Real Estate Specialist II reports to the Senior Director of Real Estate and will execute and deliver on the day-to-day Real Estate activities of the 360+ property portfolio in accordance with company objectives.Duties and Responsibilities:Manage lease analysis and negotiation of business terms for various commercial, industrial real estate transactionsDraft and send communication/notices to landlords and property managersDraft lease agreements and amendments for reviewPrepare contracts for execution and request Certificates of InsuranceManage property files and monitor projects to ensure lease extensions are secured prior to expiration of critical datesWork closely with Accounts Payable department to set up and maintain monthly recurring lease payment schedule, and request additional paymentsResolve any discrepancies in requested payment amounts directly with landlords and property managersManage lease administration database of entire real estate portfolio by building, maintaining, and updating the database.Prepare and manage monthly real estate reports on active leased/owned properties, generate established reports in timely mannerManage final walk-through process of properties with landlords and branch representatives to close out propertiesResolve property repair and maintenance issues with landlord and branch operation under the guidance of the legal departmentReview and understand applicable zoning codes and design guidelines.Research and process zoning, occupancy, use permit applicationsManage broker, landlord, and subtenant relationshipsInteract with brokers, contractors, legal counsel, risk management representatives, environmental consultants, and surveyorsIdentify and resolve problems while providing exceptional customer serviceEscalate matters to Real Estate Manager and/or Senior Director of Real Estate when needed to ensure timely project completion.General administrative support (reviewing and processing expense reports; meeting planning; travel arrangements; calendar maintenance; receiving, reviewing, and processing invoice payments and tracking)Faxing, photocopying, and filingPerform other duties and special projects as assignedEducation and Experience:Minimum of 2 to 4 years of experience in corporate real estate or property management roleExperience supporting multiple groups or departmentsProficient with computer software programs including MS Office suite (Word, Excel, Outlook, and PowerPoint)Strong work ethicSkill in effectively compiling, filing, retrieving, maintaining, researching, coordinating, and organizing information.Effective oral and written communication skillsStrong attention to detail and organizational skillsAbility to evaluate several possible actions and use discretion to make the appropriate decision on various real estate matters.Ability to prioritize and multi-task in a fast-paced environmentAbility to analyze and solve work problemsCustomer service experienceSkill in establishing and maintaining effective working relationshipsExperience assisting a fast-paced real estate department preferredPhysical Demands/Requirements:Constant operation of a computer and other office equipment, such as a laptop, a cell phone, and printers/copiersPosition is sedentary; must be able to remain in a stationary position for a majority of timeOperates in an office environment and requires in-person presenceAbility to maintain, in your possession at all times, required medications to address any known allergic reactions should they occurWork Environment:Work is conducted in a professional office environment, with a collaborative and dynamic team setting and requires in-person presenceTravel may be requiredBrightView offers a suite of health, wellness, and financial benefits to full-time team members.
