Project Manager Level 4 - Design & Construction Project Delivery
Position Overview
We are seeking an experienced Project Manager Level 4 to lead end-to-end delivery of fast-paced, smaller-scale workplace design and construction projects. This role will serve as the internal project leadership/conduit, accountable for coordinating stakeholders, managing budgets and schedules, and ensuring successful project delivery from concept through turnover.
The ideal candidate combines strong construction project management, technical understanding, stakeholder leadership, and organizational skills . This is a highly collaborative role requiring someone who is proactive, detail-oriented, comfortable navigating change, and able to manage multiple projects concurrently.
Key Responsibilities
  1. Lead end-to-end design and construction projects from concept through turnover.
  2. Provide project leadership and accountability for multiple concurrent, fast-paced workplace projects.
  3. Develop and manage project schedules, budgets, priorities, and deliverables.
  4. Coordinate closely with internal stakeholders, external project managers, architects, contractors, and other vendors.
  5. Support selection of architects, contractors, and other project partners; participate in design-build delivery where appropriate.
  6. Partner with external project management firms to drive detailed project execution while maintaining internal accountability for overall project outcomes.
  7. Coordinate internal teams including Facilities, Security, Transportation, Food, Accounting, Technology/AV, and other business stakeholders.
  8. Manage vendor relationships and ensure effective communication and follow-through across project teams.
  9. Understand and evaluate design concepts, provide input and feedback, and ensure designs support project requirements.
  10. Read and interpret architectural/construction drawings and understand key technical and construction considerations.
  11. Identify risks, resolve issues, and proactively drive projects forward in an environment with frequent change.
  12. Ensure effective coordination of construction, furniture, technology, AV, security, and other project components.
  13. Visit project sites across the Bay Area and potentially other locations as project needs require.
  14. Communicate effectively with users, senior leaders, project teams, and cross-functional stakeholders.
  15. Apply AI and automation tools as appropriate to improve productivity, problem-solving, and project execution.
Required Qualifications
  1. 10+ years of progressive experience in design, construction, and/or construction project management.
  2. Strong hands-on project management experience involving design and construction delivery .
  3. Demonstrated experience managing project budgets, schedules, scope, vendors, and stakeholders.
  4. Strong understanding of construction processes and the technical aspects of building projects.
  5. Ability to read and interpret architectural and construction drawings/plans.
  6. Experience coordinating multiple internal and external stakeholders within a large, complex organization.
  7. Demonstrated ability to manage multiple projects simultaneously and prioritize competing demands.
  8. Strong follow-through, organization, time management, and problem-solving skills.
  9. Proactive, logical, collaborative approach with the ability to step up and drive decisions.
  10. Strong communication skills and executive presence.
  11. Ability to work effectively with both technical and non-technical stakeholders.
Preferred Background
  1. Experience with commercial office, workplace, mixed-use, multifamily, or other building-related projects .
  2. Experience working within large, complex, owner-occupied organizations with numerous internal stakeholder groups.
  3. Combination of facilities, design, construction, and project management experience.
  4. Technical degree or educational background in a relevant field such as construction, engineering, architecture, or related discipline.
  5. Experience with workplace renovations, relocations, space modifications, signage, furniture, AV, or similar existing-building projects.
Project Environment
Projects will primarily involve existing buildings and smaller, nimble project deliveries , rather than ground-up construction. Examples may include:
  1. Workplace renovations and space reconfigurations.
  2. Office and conference room conversions.
  3. Flexible workplace/desking changes.
  4. Signage updates.
  5. AV and technology modifications.
  6. Furniture and construction coordination.
  7. Renovation of specialized or high-profile user spaces.
  8. Acquisition integration and workplace modifications.
Projects may range from relatively small interventions within large facilities to more substantial renovations, with a strong emphasis on speed, coordination, and execution .

Notable Considerations
  1. Pure facilities management experience without substantial project delivery experience is not the target profile.
  2. General/program management experience that does not include construction project delivery is not sufficient.
  3. Architecture project management focused primarily on managing an architect's internal design process is less relevant unless it includes broader design-and-construction coordination.
  4. Roles focused solely on furniture moves, employee moves, or facility relocations are not sufficient.
  5. Pure civil, underground infrastructure, or process-piping projects are generally less applicable.
  6. Single-family residential construction experience is less relevant; multifamily experience may be considered.
  7. Specific project-management software expertise is a nice-to-have rather than a core requirement. Technical construction knowledge and the ability to read drawings are more important.
Work Arrangement & Location
  1. Location: Mountain View, CA
  2. Work Model: Hybrid
  3. On-site Requirement: Minimum 3 days per week, with at least 2 days generally expected in Mountain View.
  4. Some flexibility may be available to work from San Francisco or Oakland depending on project needs and employee location.
  5. Periodic travel to Bay Area project sites is expected; occasional travel outside the Bay Area may also be required.
Contract Details
  1. Level: Project Manager Level 4
  2. Contract Duration: 14 months
  3. Start: ASAP
  4. Potential Extension: Contract may be extended up to a maximum of 18 months, subject to applicable limits and business needs.
Interview Process
  1. Initial phone screen.
  2. Followed by a panel/formal interview, generally involving approximately 2-3 interview conversations.
  3. Candidates may optionally prepare a brief ~5-minute overview of their background and representative projects.
  4. No formal technical/craft exercise is expected.
  5. Interviews will assess project delivery experience, communication, executive presence, stakeholder management, and ability to operate as an integrated member of the project leadership team.

• Strategic Project Planning: Define project requirements, including scope, budget, and schedule, during the front-end planning process.
• Design Oversight: Collaborate with design team and external consultants to lead the design process.
• Vendor Management: Oversee and manage external project managers, architects, consultants, contractors, and vendors.
• Project Execution: Lead all phases of projects, end to end, from initiation and design to construction, FF&E, occupancy, and closeout.
• Budget & Schedule Management: Prepare and analyze project cost estimates, budgets, and forecasts. Develop and analyze project schedules, including procurement lead times and activity relationships. Maintain accurate project status reports and updates, and ensure adherence to workplace procedures.
