Real Estate Financial AnalystSoftware Guidance & Assistance, Inc., (SGA), is searching for a Real Estate Financial Analyst for a contract assignment with one of our premier Management Consulting clients in New York, NY. This role will primarily be remote, however it is an enormous positive if the candidate is able to come in to the downtown NYC office occasionally.ResponsibilitiesLead analytics and insights for the global real estate team, including ownership of data management processes, creation and maintenance of dashboardsBuilding and maintaining financial models to support real estate transactions, including lease scenarios and cost-benefit analyses.Tracking and updating real estate portfolio data, including lease expirations, occupancy levels, and operating expenses providing regular reports to leadership on transaction pipeline and actuals to budget reportingConducting market research on real estate trends, rental rates, and competitive benchmarks.Serve as expert on relevant systems and tools; develop and lead training, as appropriate.Establish foundations for data infrastructure and practices to serve individual teams' needs with applicable insights and varied analytics approaches.Ensure teams' strategic decisions and roadmaps are informed by data.Develop data products that cover relevant data from multiple teams and are widely accessible and reusable within the group.Enable reporting that aligns with department goals and strategies.Frames key discussions on ongoing efforts to drive and accelerate knowledge development, innovation, continuous improvement and solution creation.Ensure deep understanding of the needs and aspirations of stakeholders and users to build requirements and objectivesProvide thought partnership and analytical support to relevant Firm leaders, scoping and independently driving complex analysesResponsible for delivery of ESG and risk strategiesIdentify trends and gaps, share expertise with cells to ensure full understanding of market and options for robust solution creationOwns the analytics for the corporate real estate team including data management, dashboard creation and maintenance, and financial analysis and modeling to evaluate transactions and portfolio strategies. Responsible for researching market trends and occupancy data to identify opportunities and risks, managing lease data and space utilization to optimize costs, developing reports and dashboards to communicate key real estate metrics, and collaborating cross-functionally with finance, legal, and operations teams to align real estate strategies with broader business objectives.
Collaborates with Real Estate Director and other real estate colleagues to drive the analytical agenda across the team globally.Required Skills5+ years of relevant experience, with at least 2-3 years in analytics or professional services in real estateReal Estate & Market Knowledge Strong grasp of commercial real estate principles (leasing, acquisitions, dispositions)Familiarity with Life cycle of a real estate asset (from development to disposition)Understanding of market trends, occupancy rates, and competitive benchmarkingReal estate market indicators (vacancy, absorption, rental rates, etc.)Financial & Analytical Skills Skilled in financial modeling and lease analysis (e.g., NPV, scenario analysis)Ability to assess NPV, cap rates, IRR, and DCFExperience with budgeting, forecasting, and tracking real estate expensesLease financial structures (e.g., gross, net, triple-net leases)Executive-level data storytelling: Expert in distilling complex datasets and KPIs into clear, high-impact visuals using Excel and PowerPoint to drive decision-making and influence senior stakeholders.Data Management & Technology Advanced Excel skills (including pivot tables, modeling)Proficiency in reporting tools (Power BI, Tableau); SQL knowledge is a plusLegal & Compliance Understanding Basic understanding of lease agreements and key clauses (e.g., CAM, TI, rent escalations)Communication & Collaboration Strong communication and presentation skillsProven ability to partner effectively with finance, legal, and operations teamsDetail-oriented, analytical, and proactive in addressing real estate challengesSGA is a technology and resource solutions provider driven to stand out.
