Role Description The Real Estate Development Director is a full-time, on-site role based in Omaha, NE, responsible for leading real estate development projects from concept through completion. This role oversees site selection, feasibility analysis, and due diligence for new development opportunities, ensuring alignment with community needs and organizational goals. The Director manages project timelines, budgets, and stakeholder communication, coordinating with architects, contractors, public agencies, and community partners. Day-to-day activities include financial modeling, funding strategy development, preparation of proposals and presentations, and monitoring project performance and compliance. The role also involves identifying new development opportunities, maintaining strong relationships with local stakeholders, and contributing to OEDCOmaha’s broader economic development strategy.
Qualifications
- Demonstrated experience in Real Estate Development, including planning, financing, and executing development projects.
- Ability to conduct Feasibility Studies and Due Diligence to evaluate sites, financial viability, and regulatory requirements.
- Strong Project Management skills, including coordination of multidisciplinary teams, scheduling, and risk management.
- Proficiency in Budgeting, financial analysis, and cost control for development projects.
- Knowledge of affordable housing, community development, or urban revitalization is highly beneficial.
- Excellent communication, negotiation, and stakeholder engagement skills.
- Bachelor’s degree in real estate, urban planning, finance, business, or related field; advanced degree or relevant certifications are a plus.
- Experience working with public-sector entities, lenders, and community organizations in a development context.
