Property ManagerThe Real Estate Manager is responsible for the overall performance of assigned apartment communities, including operations, financial management, compliance, capital planning, and team leadership. This role ensures that property performance aligns with ownership expectations while maintaining strong occupancy, financial health, and resident satisfaction.In addition, this position is responsible for the following:Overseeing daily property operations, leasing activity, and resident servicesMaintaining occupancy, curb appeal, and overall property standardsConducting regular inspections and ensuring timely unit turnsManaging operating and capital budgets, including expense control and forecastingDriving collections, reducing delinquency, and overseeing eviction processesReviewing monthly financials and providing reporting to ownership and leadershipIdentifying capital improvement needs and coordinating CapEx projectsObtaining bids, managing vendors, and ensuring projects are completed on time and within budgetEnsuring compliance with LIHTC, HUD, Section 8, and applicable state regulationsOverseeing certifications, recertifications, and maintaining audit-ready filesLeading office and maintenance teams, including training, performance management, and accountabilitySupporting leasing strategy, marketing efforts, and resident retention initiativesHandling escalated resident concerns and enforcing lease termsMonitoring maintenance operations, vendor performance, and overall building safetyTracking and reporting on occupancy, delinquency, and property performance metricsPerforming additional duties and special projects as assigned by Operations LeadershipEducation & Experience:High school diploma or equivalent required; Bachelor's degree preferred3 + years of property management experienceExperience with affordable housing programs, including LIHTC, HUD, and Section 8 preferredExperience managing large-scale or multi-unit communitiesProven experience with budgeting, CapEx planning, and team leadershipKnowledge, Skills & Abilities:Strong leadership and team management skillsExcellent communication and interpersonal skillsStrong financial acumen and analytical abilityAbility to manage multiple priorities and deadlinesHigh attention to detail and compliance standardsProfessional demeanor and conductProficiency in Microsoft Office Suite and property management systems (Yardi preferred)Ability to problem-solve and make sound operational decisionsWork Structure & Expectations:Full-time onsite presence at assigned communityStandard work hours aligned with property needs, including occasional extended hours as requiredResponsible for overall performance and operations of assigned propertyExpected to maintain strong communication with Regional Manager and ownership
