You’ll be responsible for the day-to-day management and performance of assigned properties, with the autonomy to manage complex tenant, operational, financial, vendor, and property matters from identification through resolution.
We’re looking for someone who can see both the details and the bigger picture: what needs attention today, what could become a problem tomorrow, and where there are opportunities to make a property operate better over the long term.
What You'll Do
You’ll have primary responsibility for a portfolio of properties and will:
- Build strong relationships with tenants and provide responsive, professional service.
- Maintain a thorough understanding of your properties, including physical conditions, tenant needs, lease obligations, operating issues, service contracts, budgets, and planned capital work.
- Conduct regular property inspections, identify priorities, and make sure issues are followed through to completion.
- Manage complex tenant and operational matters independently, using good judgment about when an issue warrants additional input.
- Develop annual operating budgets and capital plans and regularly evaluate property performance against budget.
- Analyze expenses, variances, recoverable costs, contracts, and operating trends and recommend adjustments where appropriate.
- Identify and prioritize repairs and capital improvements based on condition, cost, urgency, tenant impact, risk, and long-term property needs.
- Develop scopes, budgets, and implementation plans for repair and capital projects and coordinate their execution with internal and external resources.
- Select and manage vendors, evaluate proposals and contracts, monitor performance and costs, and hold service providers accountable.
- Work closely with our maintenance, accounting, leasing, construction, asset management, and administrative teams.
- Identify recurring issues and opportunities to improve the way we manage our properties and portfolio.
What We’re Looking For
This role is a good fit for an experienced property manager who is ready for meaningful ownership and independence.
You’ll be successful here if you:
- Have strong experience managing commercial real estate and complex property matters.
- Are highly organized and dependable about follow-through.
- Understand property operating statements, budgets, expense variances, operating costs, and the financial drivers of property performance.
- Can balance tenant service with the operational and financial needs of the property.
- Have strong practical problem-solving skills and sound judgment.
- Communicate well with tenants, vendors, colleagues, and leadership.
- Are comfortable navigating difficult conversations, negotiating solutions, and resolving conflicts.
- Can manage multiple priorities while staying calm when something unexpected happens.
