The Property Manager is not simply managing buildings; they are curating high-performing environments where tenants thrive and assets outperform.Responsibilities:Tenants view you as a trusted partner, not just a service providerAssets consistently meet or exceed financial and operational targetsIssues are anticipated and resolved proactivelyVendors operate as accountable, high-performing partnersOwnership receives clear, timely, and actionable performance insightsTenant Experience & HospitalityServe as the day-to-day relationship manager for tenants at each portfolio propertyDeliver a tailored hospitality experience aligned with each assetProactively engage tenants through regular communication and community-building initiativesLead tenant issue resolution with urgency, ownership, and follow-throughFinancial Performance and Asset ExecutionOwn budget-to-actual performance, including variance analysis and corrective action planningPartner with Asset Management to execute business plansOversee accounts receivable, CAM management, recoveries, and expense controlDrive NOI growth through operational efficiencies and strategic vendor managementOperations and Vendor ManagementExecute Asana Partners operating standards across maintenance, engineering, janitorial, landscaping, and life safetyManage vendors as performance-based partnersEnsure vendor compliance, COIs, and service standards are consistently metOversee capital projects, tenant improvements, and property upgradesTechnology & Data-Driven ManagementLeverage Asana Partners technology platforms (e.g., Yardi Voyager, Cove, AI tools) to monitor performance and operationsEnsure data accuracy, reporting transparency, and real-time visibilityUse analytics and dashboards to drive proactive decision-makingAdopt AI-enabled tools to improve responsiveness and efficiencyLeadership & Team CoordinationLead and coordinate property teams, including assistants, engineers, and third-party partnersEstablish clear expectations around urgency, accountability, and service qualityFoster a culture of collaboration, hospitality, ownership, accountability, and intellectual curiosity that embraces continuous improvement and challenges conventional thinkingSupport hiring, training, and development aligned with Asana Partners' standardsRisk Management & ComplianceEnsure compliance with life safety, regulatory, and lease requirementsLead incident response, reporting, and risk mitigation effortsMaintain thorough and accurate documentation across all operationsRequirements:3–7+ years of commercial property management experienceRetail and/or mixed-use experience strongly preferredProven ability to manage budgets, vendors, and tenant relationshipsHospitality background or experience strongly valuedSkills & Attributes:Hospitality-driven mindset with acute attention to detailSolid financial and analytical capabilitiesExcellent communication and relationship management skillsTech-forward and adaptable to new tools and systemsPassion for quality and excellenceAbility to collaborate with people across multiple disciplines and marketsStrong organizational and process skills to navigate multiple competing priorities and teamsStrong work ethic, self-motivated, and capable of effective independent judgmentPreferred:Experience with Yardi or similar property management platformsExposure to high-touch retail or experiential environmentsExperience in high-growth or evolving platforms
