Property Manager

A privately held real estate investment and management organization is seeking a Property Manager to oversee day-to-day operations at a large multifamily residential property in downtown Chicago. The property is undergoing ongoing improvements, and this individual will play a key role in resident satisfaction, property operations, financial performance, and team coordination.

The Property Manager will work alongside an experienced on-site management team and report directly to senior leadership.

Key Responsibilities

• Oversee daily property operations, including resident services, maintenance coordination, vendor management, and overall property appearance.
• Partner with the on-site management team to supervise leasing, maintenance, and support personnel.
• Address resident concerns, service requests, lease compliance matters, and escalated issues.
• Coordinate leasing activity, renewals, move-ins, move-outs, and occupancy initiatives.
• Assist with annual operating and capital budgets, monthly financial reporting, variance analysis, and rent roll reviews.
• Monitor rent collections, delinquencies, tenant billing, and accounts receivable.
• Manage vendor relationships, service contracts, purchasing, invoice processing, and insurance compliance.
• Conduct regular property inspections and coordinate responses to maintenance issues and after-hours emergencies.

Qualifications

• Property management experience within Chicago's multifamily rental apartment market.
• Experience managing residential rental communities, including resident relations and property operations.
• Proficiency with Yardi property management software required.
• Experience supervising or coordinating on-site property personnel.
• Working knowledge of property financials, budgeting, rent collections, and reporting.
• Strong Excel skills and attention to detail.
• Strong interpersonal, communication, and conflict-resolution skills.
• Ability to work collaboratively with other managers and balance resident needs with business objectives.

• Downtown Chicago location.
• 100% on-site, with occasional flexibility.
