Works collaboratively with the Property Management Team administering annual recertification and leasing procedures, assisting in the affordable program compliance, and helping to achieve maximum occupancy at each site. Individual should strive to create a healing environment that respects the perspectives and experiences of the individuals, families, staff and communities we serve by practicing safe, respectful communication as well as respecting individuals' boundaries and differences.Essential Job FunctionsProvide assistance and expertise to Lakeview residential staff involved with financial applications and recertificationsServe as information source to funding/referring agencies, families and consumers regarding eligibility issuesWeekly site visitsInterview both prospective residential and community tenants and recommend acceptance or rejection of applicationPrepares annual recertification notices within required notice intervalsProcess initial and recertification paperwork and follow up as necessaryObtains credit report, criminal/sex offender checks, landlord verifications and other required background checks on prospective tenantsPrepare Tenant Income Certification paperworkCompute rent calculationsPrepare lease paperwork, including new leases and renewals and obtain tenant signatureConduct move-in and move-out inspections, assign and retrieve key and key fobPrepare and serve lease violation noticesMaintain waitlistMaintain recertification listMaintain all tenant records during the occupancy periodOrganize current and historical tenant recordsPerform quarterly inspections with maintenanceEnter work ordersOn-site rent collectionsProvide information about our properties and programs to potential applicants by phone, e-mail or in person, conduct apartment toursEnsure completeness and timeliness of move-out process Enter work order for apartment turnoverProcess abandoned property paperworkProcess security deposit return within policy guidelinesTax credit specialist professional certificationStay current will all compliance and Fair Housing LawsPerform any other duties for the effective operation of the departmentFollows all safety rules and regulations for self, residents and staffEducation and ExperienceAssociate degree in business or human services with at least two (2) years of related experience (a combination of education, training and experience will be considered).

In addition to the above criteria, this position also requires a clean NYS driving record as outlined in Lakeview's personnel policy.KnowledgeTax Credit Specialist professional certification within one year of employment requiredKnowledge of NYS Office of Mental Health housing programs desiredKnowledge of Section 42 low-income housing tax credit, HUD and similar housing programs desiredKnowledge of the Fair Housing Laws desiredExperience with Boston Post or other industry software applications desired.Well versed in the use of Word, Excel and Outlook.Skills and AbilitiesUse of contemporary office equipment, particularly a computer with word processing, database and reporting software; to communicate effectively with diverse individuals and to record notes as needed; to listen; to establish rapport and meaningful professional relationships with tenants and government agencies; to provide positive role-modeling; to inspire respect, confidence and trust in tenants and co-workers; to respect and maintain appropriate confidentialities; generate and maintain accurate records and reports as required; to prepare appropriate correspondence with the use of spelling, punctuation and grammar; to seek, accept, and learn from supervisor and peer feedback; to organize time effectively; to support multiple projects; to work independently and as part of a team; to meet deadlines regularly.
