Project Manager / EstimatorThis is a dual-role position at the center of a growing light commercial and multifamily general contracting firm in Auburn, Alabama. You will own the full project lifecycle, from the first estimate through final closeout, while also keeping the estimating pipeline moving. It also means you need to bring structure with you — the kind of person who creates systems, not just follows them.If you have hands-on construction experience, strong estimating instincts, and the communication skills to manage owners, architects, and subcontractors without drama, this role is built for someone like you.Key ResponsibilitiesPreconstruction & EstimatingReview plans and specifications to develop accurate, competitive estimatesSolicit, evaluate, and negotiate subcontractor and supplier bidsPrepare detailed scopes of work, bid packages, and proposal documentsConduct quantity takeoffs using estimating software such as Bluebeam or PlanSwiftHelp identify and pursue new project opportunities in coordination with ownershipBuild and maintain relationships with subcontractors and vendorsProject ManagementManage multiple projects simultaneously from award through closeoutDevelop and maintain project schedules, budgets, and procurement plansCoordinate with subcontractors, suppliers, and field teams to keep milestones on trackConduct regular site visits to monitor progress, quality, and safety complianceProcess and track submittals, RFIs, change orders, and pay applicationsManage owner and architect communications with professionalism and accuracyCommunication & DocumentationMaintain organized project files using company platforms such as Buildertrend or SharePointPrepare owner-ready documents including proposals, contracts, schedules, and closeout packagesProvide regular project status updates to ownershipEnsure all documentation meets company standards and contractual requirementsQualificationsExperience5+ years of experience in construction estimating and/or project managementBackground in light commercial, multifamily, or tenant improvement work strongly preferredValid driver's license and reliable transportation for site visitsBachelor's degree in Construction Management, Engineering, or a related field preferred — equivalent experience consideredTechnical KnowledgeProficiency in estimating software (Bluebeam, PlanSwift, or similar)Familiarity with project management platforms and Microsoft Office SuiteWorking knowledge of AIA contract documents, lien waiver processes, and construction accountingLeadership & CommunicationSelf-starter with strong initiative — you don't wait to be toldClear communicator in writing and in personDetail-oriented with a commitment to accuracy across estimates, contracts, and schedulesCollaborative and capable of working independently when neededCalm problem-solver who can think clearly under pressureCommitted to safety, quality, and continuous improvementWork EnvironmentThis is a primarily on-site role based in Auburn, Alabama.
