Project ManagerProject Manager - Retail & Commercial ConstructionPosition OverviewWe are seeking an experienced Project Manager to lead retail, commercial and hospitality construction projects, including tenant improvements and ground-up construction. The Project Manager will be responsible for delivering projects on time, within budget and to the clients quality expectations by coordinating teams, managing schedules, budgets and contracts, and acting as the primary client contact throughout the project lifecycle.Key ResponsibilitiesLead project delivery from preconstruction through closeout for retail, commercial, tenant improvement (T.I.) and ground-up construction projects.Develop, manage and maintain project schedules, ensuring on-time milestone achievement and proactive mitigation of schedule risks.Create, monitor and report on project budgets and cost forecasts; manage change orders and financial documentation to protect project margins.Coordinate bidding and subcontractor procurement processes; evaluate bids and recommend award decisions in alignment with project goals.Manage contract administration, scopes of work, insurance, bonds and compliance requirements.Collaborate with design teams, clients and stakeholders to resolve issues, incorporate design-build elements and maintain transparency throughout the project.Oversee quality control, site safety and compliance with applicable codes, standards and company policies.Utilize project management platforms (Procore preferred) to track progress, documentation and communication.Provide leadership to on-site teams and subcontractors; facilitate regular project meetings and produce clear status reports for owners and senior management.Support business development efforts by providing preconstruction input, cost estimating and constructability review when needed.QualificationsMinimum 5 years of hands-on project management experience in retail and commercial construction, including tenant improvement (T.I.) and ground-up construction demonstrable track record of successful project delivery.Proven experience with budgeting, contract administration, scheduling and construction procurement; ability to manage change orders and protect project margins.Strong working knowledge of construction drawings, specifications, and construction means and methods.Excellent communication, negotiation and stakeholder management skills; able to coordinate design-build processes and interface with owners, architects and subcontractors.Proficiency with project management software; experience with Procore is a plus.Comfortable managing hospitality projects and hotel work experience in hotels or hospitality is a strong plus.Experience preparing and reviewing bids and contracts; familiarity with scheduling software and best practices is preferred.Relevant degree in Construction Management, Engineering, Architecture or related field, or equivalent experience; professional credentials (PMP, CCM) and OSHA certification are a plus.Valid drivers license and ability to travel between project sites as required.BenefitsSalary: $125K - $160K DOE401K MatchingMedical, Vision and Dental BenefitsLife InsuranceAuto AllowanceCompany cell phone or cell phone reimbursementPaid Vacation + Paid HolidaysBonus opportunitiesFor this position you must be currently authorized to work in the United States.
