The two Project Manager roles being created — this in-house operations position and a parallel role focused on third-party construction oversight — are designed to work in concert, with shared accountability to the Chief Construction Officer and Director of Development, and a common standard of excellence across all project delivery.We are seeking an experienced and driven Project Manager to join the By Landmark family and lead our in-house operations. This individual will own end-to-end project execution — from pre-construction planning through delivery and Certificate of Occupancy — ensuring every project meets design intent, brand standards, and operational timelines. As the primary point of accountability across all active projects — capital expenditure programs, asset remodels, expansions, and renovations — this person will work hand-in-hand with our seasoned craftsmen and report directly to the Principal.

The role is based at our Plainfield, NJ headquarters with approximately 50% of time spent in the field.The In-House Operations Project Manager is responsible for planning, coordinating, and delivering all construction and renovation projects executed by By Landmark's in-house trades team. This role demands someone equally comfortable reviewing pre-construction drawings as walking a job site with a plumber or electrician. Given that many of our projects are hospitality and guest-facing environments, a deep understanding of finishes — materials, millwork, tile, stone, paint, and FF&E — is essential; the right candidate will have a practiced eye for quality and know how to hold a team accountable to design intent at the detail level.Key Responsibilities:Project Planning & ExecutionLead pre-construction activities including scope development, budget validation, permitting strategy, trade coordination, and schedule establishmentManage multiple concurrent projects including capital expenditures, remodels, expansions, and renovationsEnsure every project is delivered in alignment with design intent, By Landmark brand standards, and operational timelinesDevelop detailed project schedules, scopes of work, budgets, and resource plansDrive the close-out process through final inspections, punch lists, and Certificate of Occupancy milestoneEnsure all work complies with applicable building codes, safety regulations, and permit requirementsTeam Leadership & CoordinationCoordinate daily activities of in-house craftsmen across plumbing, electrical, HVAC, sprinkler, and other tradesConduct regular field visits to monitor progress, enforce quality standards, and resolve on-site issuesFoster a collaborative, family-oriented team culture that reflects By Landmark's valuesProvide clear direction and scheduling to ensure tradespeople are productive and not waiting on decisions or materialsFinancial OversightDevelop and manage project budgets; track actuals against projections and flag variances proactivelyOversee procurement of materials, equipment, and subcontracted services as neededReview and approve invoices; maintain accurate cost records for each projectTechnology & ReportingUtilize Procore for project documentation, RFIs, submittals, and reportingUse Raken for daily field reports and site documentationManage project schedules and task tracking through Microsoft PlannerLeverage AI tools to improve project workflows, documentation, and communication efficiencyProvide regular status updates to the Principal with clear summaries of schedule, budget, and issuesQualifications:Required5+ years of project management experience in construction, renovation, or facilities — preferably in hospitality, food & beverage, or mixed-use environmentsDemonstrated experience managing in-house trade teams (plumbing, electrical, HVAC, or similar)Strong knowledge of construction methods, building systems, and code complianceExperience with finishes, FF&E selection/coordination, and holding teams to design intentProficiency with Procore, Raken, and Microsoft PlannerComfort using AI tools as part of daily workflowAbility to read and interpret construction drawings and specificationsExcellent organizational, communication, and problem-solving skillsValid driver's license and willingness to travel to project sites (~50% of the time)PreferredBackground in hospitality, restaurant, hotel, or event venue constructionExperience managing projects from permit application through Certificate of OccupancyOSHA 30 certification or equivalent safety trainingFamiliarity with Berkshire County, New Jersey, or Northeast regional construction marketsWhat We Offer:A genuine seat at the table in a family-oriented company where your contributions are recognized and valuedCompetitive compensation commensurate with experienceThe opportunity to work alongside a seasoned in-house team of master craftsmen who take pride in their workA stable, growth-oriented company with a strong track record and long-tenured teamDirect access to ownership and meaningful impact on how projects are planned and deliveredA role that balances strategic planning with hands-on field leadershipTo apply, submit your resume directly to the Principal.
