This position will support all four divisions throughout the state of Florida.What is the opportunity?The Project Manager, Community Planning is responsible for management and oversight of all community start-up activities, coordinating architectural product development and maintenance, and analyzing ongoing community performance. This role will work with divisional leaders to promote a culture of community excellence as the company continues to grow and diversify.What are the primary responsibilities?Community start-up Manage the community start-up process from the point the land exits due diligence until the community opens for sale; e.g., Community opening workplan, budget, and timeline to meet or exceed underwriting returnsCommunity product catalog development, including architecture and red-line processesModel complex development (CM oversees model complex construction)Decorator and merchandising coordinationMarketing material preparationSales office build outQDH strategy execution in partnership with SalesPrepare and maintain Agreement of Sales documentation/exhibits; e.g., AOS, Exhibit D, Exhibit H, Exhibit L, etc.Collect and maintain community-related informationMaintain Stand Alone Profs developed by Land AcquisitionDevelop pricing packagesArchitectural product development and maintenance Partner with the Head of Community Planning and the division's Architectural Business Partner to develop new product as neededServe as the division's "Product Champion" by coordinating ongoing product rationalization efforts (i.e., product "right-sizing" efforts)Coordinate and manage the semi-annual plan-change processCoordinate and manage the process to add to / change a community's product offeringEnsure Purchasing has the information necessary to update contracting post product updates/changesAs needed, partner with community teams to ensure community appearance is up to Toll standards; includes entry feature and landscaping, common area landscaping, clubhouse, model homes, vacant homesites, etc.All other duties as assignedThis is an excellent opportunity to join one of the nation's most respected Fortune 500 companies!QualificationsDoes this describe you?Solid knowledge of major activities associated with residential real estate acquisition and developmentSolid knowledge of residential real estate financial analysisProven track record of managing complex processes with diverse groups of stakeholdersProven history of delivering projects against established timelinesFamiliar with current software applications used within the residential construction industry, and are good at helping others see the benefits of integrating technology with residential real estate operationsExperience communicating with senior leadersDo you have these qualifications?Essential: Bachelor's Degree1-3+ years of experience in residential real estate developmentPreferred: 5+ years of construction experienceWe offer an excellent benefits package that includes comprehensive medical/dental, 401(k) with a company match, discounted stock purchase, discounts on mortgages, homes, appliances, and much more!Come see why Toll Brothers has been attracting and retaining some of the best professionals in the industry!
