The Project Manager is accountable for the supervision and direction of the activities of all field personnel on assigned construction projects informing team members of pertinent information. This individual will be expected to uphold the budget, standards, and quality standards set forth by CMP Exterior.Responsibilities Include but are not limited to the following:Consult with owners, design team, GC/CM's operations management and estimators to become thoroughly familiar with the project requirements and criteria.Support field staff and accounting, through regular communication to ensure CMP is meeting our clients' needs in order to help facilitate repeat business with existing clients.Overall project management process on assigned projectsPrepare work schedules and targets for team w/ roof plan; share with foreman and team making sure milestones are being metPrepare charts based on start and finish dates as established by the contractEnsure subcontractor adherence to schedule and make sure subcontractor and office paperwork is submitted timelyAdjust schedule to allow for unexpected circumstancesImplement and monitors revisions to scope of work and prepare closeout docsWalk the jobsite regularly and be thoroughly familiar with all aspects of the projectAssist as necessary, with the Estimating Department to bid and secure projects.Review and become familiar with contracts.
Create kick-off meeting:Check contracts to ensure all terms and conditions are followedRun kick off meetingSet up requisition and budget format with AccountingSupervise project team (Foreman and crew, billing and accounting and estimation communicate with the owner, PM, and or Superintendent).Monitor job schedule with Project SuperintendentMaintain change order log weeklyEnsure Foreman is demanding quality work and enforcing safety requirements and that both Foreman and field crew is adhering to specificationsHold regular team meetings, including discussion and resolution of accounting and administrative and or field issues,Ensure necessary permits form all agencies are secured then closedApprove expense reports from the Project Superintendents;Make final inspection of construction sites;Sign off on punch listControl all project costs:Prepare and submit budgets to the accounting department for approval;Review and adjust, as necessary, committed cost reports and make owner aware of any potential problems;Write all commitments, i.e. contracts, purchase orders, and change orders;Approve and submit invoices weeklyReview all subcontractor and supplier requisitions, adjusting, as necessary, prior to sending requisition to GCTrack and monitor requisitions to ensure timely owner payment; bringing any discrepancies to to owners' attentionResolve all change orders and work tickets with the GC, subcontractors, and material suppliers in a timely fashion and/ or in accordance with contract time limitationsPerform complete job buy out including drafting of subcontracts. Buy job complete within 10 days of contract award.Draft subcontracts to be thorough, complete and all-inclusive, i.e.
payment terms, safety policies or requirements, insurance requirements, etc.Ensure subcontractors are capable of performing work; prequalification is complete and that all policies regarding bonding of subcontractors are followedMinimum Qualification:5+ years of supervisory construction industry experience. Depending upon the project size, scope, and complexity the years of experience may varyThorough understanding of and following of plans and specifications in the construction of projectsExperience in controlling job costs and adhering to progress schedulesInterpretation of subcontract language and overall subcontract management a mustDemonstrates solid presentation skills and verbal/written skillsAbility to work with multiple priorities and tight deadlines and a proven track record in managing work in high demand operating work environmentsWillingness to travel a must.CMP Exterior, LLC. is an Equal Opportunity/ Affirmative Action Employer.
