Our client, a well-established specialty commercial contractor, is seeking an experienced Project Manager to lead projects from business development through closeout. As a self-performing contractor, this company's PMs work directly with in-house crews and field supervisors rather than coordinating subcontractors — giving you direct control over schedule, quality, and labor productivity on every job.

Key Responsibilities
- Manage all phases of assigned commercial projects, including estimating support, scheduling, procurement, and self-performed crew coordination
- Serve as primary point of contact for owners, general contractors, architects, and engineers
- Partner closely with superintendents and foremen to plan labor, equipment, and material logistics for in-house crews
- Track job costs, labor productivity, and budgets in real time; identify and resolve variances proactively
- Prepare and manage submittals, RFIs, change orders, and project documentation
- Ensure compliance with safety standards, building codes, and contract requirements
- Read and interpret technical specifications and drawings related to building envelope and exterior systems
- Lead project meetings and provide regular progress reporting to leadership and clients
Qualifications
- 5+ years of project management experience with a specialty commercial contractor that self-performs its work (not a GC that relies primarily on subcontractors)
- Strong understanding of direct xhqgsiq labor management, crew productivity, and field operations
- Experience with building envelope, exterior restoration, or related specialty trade work strongly preferred
- Proficiency with project management and scheduling software (e.g., Procore, MS Project)
- Excellent communication, organization, and problem-solving skills
- Bachelor's degree in Construction Management, Engineering, or related field preferred (or equivalent field experience)
- Bilingual Spanish is a plus+!
