We value honesty, long-term relationships, and high-quality standards that benefit our employees, residents, and the broader communities we serve.Project Planning & ExecutionLead the full lifecycle of capital improvement projects including scoping, design coordination, permitting, construction, and close-out.Conduct site assessments to evaluate existing conditions and confirm project feasibilityDevelop detailed project plans including schedules, budgets, milestones, procurement strategies, and risk mitigationCreate comprehensive scopes of work and technical specifications for bidding and executionManage plan checks, permitting, and approvals with governing agenciesMonitor project progress to ensure alignment with schedule, scope, and quality standardsBudgeting & Cost ManagementDevelop conceptual and detailed cost estimates for capital planningOwn project budgets from approval through completionLead competitive bidding processes and negotiate contractor proposalsIdentify value engineering opportunitiesTrack expenditures, forecast variances, and provide financial reporting to leadershipCoordinate long-lead procurement to protect project timelinesVendor & Contractor ManagementSource and manage design teams, consultants, and contractorsOversee contractor performance to ensure compliance with contracts, codes, ADA, Fair Housing, environmental, and safety standardsConduct routine site inspections to monitor quality and progressReview change orders and manage contract modificationsStakeholder CommunicationServe as the primary point of contact for capital projectsProvide clear updates to senior leadership, regional teams, asset management, property teams, and ownershipCoordinate with on-site management to minimize resident disruptionPrepare executive-level reports, presentations, and project summariesFacilitate construction status meetingsCompliance & Risk ManagementEnsure adherence to federal, state, and local regulationsIdentify risks related to schedule, cost, and operations and implement mitigation strategiesLeadership & CollaborationLead and influence cross-functional teams to achieve project goalsFoster accountability, collaboration, and disciplined execution across departmentsPlease note: Your position will involve regular travel in the Inland Empire area of Southern California.
Occasional air travel to Northern CA may be required for meetings/property visits. Valid driver's license and reliable transportation are required.Bachelor's degree in Construction Management, Engineering, or a related field preferred5–7+ years of progressive experience in construction or capital project managementExperience in multifamily housing or real estate strongly preferredKnowledge of renovation processes, building systems, permitting, and construction scopesFamiliarity with California construction standards and regulatory requirementsExperience using construction management platforms such as Procore, MS Project, Yardi, or similarProficiency with Microsoft Office (Outlook, Excel, Word)This is an excellent opportunity to join a nationally awarded and recognized, growing company with a strong history, a broad future, and positive corporate culture.
