Callahan enforces a high quality and innovative approach to all projects, including multi-family residential, senior housing, affordable housing, hospitality, life sciences, corporate office, educational, retail and other markets.The Project Manager (PM I) will serve as a vital team member partnering with the Lead Superintendent while reporting to the Project Executive on the full scope of the project. The PM I will be responsible for Document Control & Procurement Management, Communication, Cost Management, Project Reporting Management & People Management while representing Callahan Construction Managers throughout the full project cycle. The PM I will also have complete oversight in managing the Assistant Project Manager on task completion.SafetyAssist the Lead Superintendent in developing and maintaining a safety culture for the project.Perform 4 safety inspections per monthDiscuss safety at weekly team meetingsDocument Control and Procurement ManagementUnderstand the Plans, Specifications & Contracts of the projectUnderstand the Owner Contract, including terms, qualifications, allowances, phasing, and logisticsTrack and manage all critical material deliveries throughout the project duration (submittal management and procurement log)Manage risk prevention on site (Subcontractors and 3rd tier Subcontractors) by ensuring subcontracts, insurances, and Exhibit Q-1s are in place prior to mobilizationCommunicationDevelop & maintain positive, professional relationships with the Owner, Architect, Subcontractors and Project TeamManage the daily activities of the project and proactively plan for upcoming needsControl the prompt flow of information to Owners, Consultants & SubcontractorsEffective presentation skills for project updatesEffective communication with subcontractor PM and Foremen to establish good working relationship, minimize conflicts and encourage bidding on other Callahan projects.Cost ManagementProject BuyoutCreate detailed & complete scopes of workScope review of all bidders and negotiation of the best price and scope for CallahanComplete Buyout in advance of the needs of the project scheduleReview and supervision of the job cost control systemSet up job cost budgetsMonitor and manage all field purchasesMonitor and manage labor usageResponsible for the bottom-line project profitabilityCreating and updating of monthly cost report, including accurate forecasting of cost to complete projectionCoordinating & Leading quarterly cost meetingsOverseeing the monthly Owner & Subcontractor Requisition processesMonitoring & Reviewing 3rd tier vendor payment complianceLeading and executing change management processesReviewing change requests against subcontract scopes of workWorking along with the APM, promptly pricing all change requests, thoroughly vetting all Subcontractors pricing, and submitting accurate proposals to the Owner with time extensions where requiredOverseeing prompt issuance of Subcontractor change orders to keep work flowing on siteEffectively negotiate subcontractor change orders that impact the "bottom line"Project Management & ReportingCreating the baseline schedule & taking an active part in monthly schedule updates that accurately reflect current procurement status, shop drawing process, project impacts and delays, and Subcontractor staffing and production.

Assist with the development of break out schedules for critical or complex areasPlanning work in advance to eliminate conflicts in plans, specifications or between tradesReview and supervise Risk Management & Safety Program to protect Callahan against personal injury, property damage and public liabilityPlan and manage the turnover process with field staffPrepare and take appropriate actions in relation to union interruptionsPeople ManagementManaging & ensuring accuracy of APM work productLeading team to ensure project successMentoring Assistant Project ManagersRequired education and experience:Bachelor's Degree (Preferably Engineering, Construction Management or Architecture)5+ Years ExperiencePrior Experience in a construction setting (Construction Management)All qualified applicants will be afforded equal opportunity.
